For existing structures to remain, also indicate present use and required setbacks from proposed property lines The name, location, dimensions, direction of flow and top of bank of all watercourses and required riparian setback that are shown on the Water Quality Limited Watercourse Map on file in the Development Services Department The 100-year floodplain and floodway boundaries on the site, as specified in the latest adopted FEMA Flood Insurance Rate Maps or FEMA approved Letter of Map Amendment or Letter of Map Revision The Time of Trav"el Zones, as specified in SDC 3.3-200 and delineated on the Wellhead Protection Areas Map on file in the Development Services Department Physical features including, but not limited to trees 5" in diameter or greater when measured 4 V2 feet above the ground, significant clusters of trees and shrubs, riparian areas, wetlands and rock outcroppings Soil types and water table information as mapped and specified in the Soils Survey of Lane County. Prepared by an Oregon licensed Land Surveyor in accordance with ORS 92 Location and width of all existing and proposed easements on and abutting the property Boundaries of the entire area owned by the property owner, of which the proposed land division is a part, as well as dimensions and size of each parcel and the approximate dimensions of each building site indicating the top and toe of cut and fill slopes to scale Location of existing and required power poles, transformers, neighborhood mailbox units, and similar public facilities Location and size of existing and proposed utilities on and adjacent to the site including sanitary sewer mains, stormwater management systems, water mains, power, gas, telephone, and cable TV. Complete Incomplete See PW Note(s) ~ ~ Scoping Sheet and attached Stormwater Management System Study PW Notes: 1. Plans indicate a proposed 5' wide SUB easement for water and electric utilities. SUB Water and Electric were contacted and SUB found this width acceptable for proposed partition. 2. A 7' wide PUE will be required along the street fronting proposed partition. Plans will need to be revised to .include a proposed 7' PUE easement. 3. The original site plan for this deveiopment required a water quality bioswale be constructed at the south/east corner of property; however this water quality swale did not appear to be constructed. Thisbioswale will need to be constructed and inspected per original site plan. Because proposed partion will create separate lots, this storm water quality bioswale will be required to be located in a storm water easement. Please revise plans to include this required easement. . 4. Verify that 6" storm water pipe (as required by original site plan and located at end of bioswale from catch basin to 10" pipe), was installed and please include this pipe on the Storm Water Management Plan sheet 3.
