General Conditions
2005 OREGON RESIDENTIAL SPECIALTY CODE
These notes ore generol in nature and intended to stipulate the minimum standards of construction,
The drawings shall govern over the notes in all matters specifically indicated. Verify all dimensions and other conditions.
The contractor is responsible for safe conditions at the job site and for temporary support of the building prior to the
completion of the vertical and internal load system. All work shall be done In accordance with the governing state and iocal code.

Earthwork
Excavation: Excavate where necessary for all footings to firm undisturbed earth and at least to a minimum depth as shown on drawings.
A
Backfill: Materiais removed by excavotion shall be used as fill except as indicoted on plans.
Grade; All ground surfaces shall be graded to a reasonably true and even surfoce allowing slope away from building when possible, for water run-off.
Foundations
Footings shall bear on firm undisturbed soil a minimum of 12" below original and 18"
below final grade. Assumed soil pressure bearing ioad of 1500 Ibs per sq. ft.
Do not excavate cioser than a to 2H siope below footing.
Backfill all pipe trenches below footings with lean concrete,
Foundation vents to be 18" x 6" w/ closures. Corrosion resistant wire mesh w/ 1/8" mw dimension.
Concrete
The ACI Standard Specification for Structural Concrete for Builqing ACI-301 shall be
followed except items specifically stated otherwise. f'-
Minimum compressive strength of concrete at 28 days shall be as follows:
Footings, walls and foundations not exposed to weather: 2500 psi
Interior slabs on grade, except garage floor slabs: 2500 psi.
Walls, garage slabs, other vertical concrete work exposed to weather: 3000 psi.
Concrete slabs and steps exposed to freezing: 3500 psi.
Portland Cement: ASTM C-150, 5 1/2 sacks per cubic yard.
Aggregates: per ASTM C-33, 3/4" maximum sized aggregate.
Water: per ASTM C- 94
Temperature and air entrainment: 5% - 7% air entrained and a concrete temperature between 50F - 90F.
Maximum slump shall be 4 inches (+/- 1"), 3 inches (+1- 1") at slab an grade.
Protect concrete from freezing weather for minimum of 10 days after placement.
The concrete supplier is to assume full responsibility for the mix design (proportioning) and the performance of the concrete.

Concrete Reinforcing Steel
Rebar shall conform to ASTM A615 Grade 40. Welded wire mesh shall conform to ASTM A1B5. Place all bars and mesr per ACI stondords.
Lap all continuous bars at minimum of 40 diameters. Double bars in all walls around openings. Provide 2'-0" x 2'-0' corner bars of size and spacing to match
horizontal bars at all corners ond intersections. Provide footing dowels of size and spacing to match vertical bars.

ASTM A307 Bolts
ASTM 500 Tube Steel, Grade B; Fy = 46 KSI; Fu = 58 KSI
E70XX Electrodes
Storm Drainage
Footing drains: 4" diameter perforated plastic drain pipe connected to positive outfall or drywell.
Downspouts; 3" diameter metal downspouts connected to a separate storm drain to convey storm water to an APPROVED location at least 10'-0" from the
building line and 5'-0" from property line.
Wood

Lumber grades shall be as follows:
Purlins, beams, stringers, and joists: No, 2 and BTR Doug Fir
Studs: Stud Grode DF
Bucks, blocking, and bridging: No. 3 Ooug Fir
Plates and sills in concrete: Press. Tr. DF
Posts and beams 6x and larger: No. 1 Doug Fir
Glu-Lam beams: Glue laminated beams to be laminated from Douglas Fir or
Larch per AICI specifications and certifications for combiflatian 24F V4-DF jOF,
(Cantilever beams: 24F V8 - OF IDr)
Engineered structural wood products to be manufactured by Trus Joist MacMillan. These products inciude T JI Joists, Micra=Lam L VL and
Parallam PSL headers and beams and Parallam PSL Columns and Posts, All products are to be installed in strict accordance with manufactures' instructions.
All joists and beams framing into the sides of (not bearing upon) beams, headers or other conditions shall be
supported by "U" type hangers manufactured by Simpson Strang-Tie Co. or equal. All post to beam and post to footing connections to be made with
Simpson AC post caps and PB or EPB post bases or as otherwise noted on drawings.
Provide solid blocking for joists and rafters at all bearing walls and supports.
Provide bridging and firestopping as required by code. All boltheads bearing an wood, including foundation on bolts, to be provided with standard cut washers.
All fasteners exposed to weather to be stainless steel or other corrosion resistant material.

or galvanized box nails at 12" o.c. ffield. Block all edges w/ 2" nominal (raming or blocking.

Interior Walls: 1/2" gypsum wallboOJrd both sides of wall w/5d cooler nails at 7" o.c. at all studs, plates and blocks.
Plywood wall, roof and floor sheathing to be standard grade with exterior glue. Use exterior type plywood for exposed locations such as soffits. etc.
See Nailing Schedule for minimum p:lywood nailing and increase where so indicated on drawings.
Underlayment:N B nails (8c x 1-1/4) @ 12" o.c. each way
Window headers are as noted in dra wings.
Additional General Notes
Paint interior one coat base sealer; two coats of finish, All interior paint to be flat latex enamel.
All finishes and colors to be approved by Owner
Kitchen painted surfaces to be semi-gloss latex enamel.
All exterior doors to be weather stripped, threshold with vinyl inserts.
Main entry door not to exceed U = 0.54
Doors other than main entry not to exceed U = 0.20.

Glass shall be tempered as required in accordance with code requirements. All glass and giazing shall meet or exceed the
requirements of the Oregon energy conservation code.
Vent range, dryer and bath fans to exterior per manufacturers' specifications and per code,
Provide insulation required as follows: Exterior ceiling - R-3B blown-in fiberglass; Exterior walls - R-21 Kraft faced fiberglass; Floors above
crawl space - R-25 batt insuiation. All vapor barriers facing interior surfaces.
Install 6 mil black polyethylene vapor barrier over soil in crawl space, lap joints 12" and run up foundation walls 12".
Provide polyisocyanurate foam type insulation at floor and plate lines, openings in plates, corner stud caviities. and around door and window rough opening cavities.
