Here are the City's comments for the first review of the above referenced partition. The County's comments are
attached below, the City comments are in addition to, or clarifications thereof the County's comments.
GENERAL COMMENTS/FIELD CHECK
. Please notify the City when the field work is complete. All set monuments must be set, lathed and flagged, and
found monuments must be visibly flagged as well. (per your call we will just plan on doing the check early next
week unless you notify me otherwise. Thanks)
. In the "Easement B" document, please edit the legal description to "3 foot wide strip" if 3' is the intent. Also,
. the call of "115.29 feet" to the centerline of the easement doesn't work out to be the centerline of the strip as
depicted on the map. Please check.
. In the Improvement Agreement for 26th Street, please check the box for "Street Trees" as per the conditions of
approval.
PLAT
. Please add a title "Owner/Partitioner" and put the owners names and addresses.
. Please add the symbol used for the DLC corner to the legend.
. Please complete the case number of "SUB2009-000Q3" in the lower left corner.
. Please add line break symbols on the tie lines at the west end of G street, at the found monument and the tie to
the centerline calc point.
. Please connect the north line ofthe "5' R/W dedication" at it's west end to the west property boundary line.
. Please define the area of "Easement B" on the plat map. This may be easier done with a detail off to the side,
but somehow the ending and starting points of "B" must be differentiated from "A".
. Please show the outer boundary line of the plat in a bolder line than the rest of the Iinework. The R/W
dedication area should also be bordered in the bold Iinetype.
. In line 10 of the Surveyor's Certificate the call of "95.73 feet" doesn't match what's shown on the plat (95.77).
Please let me know if you have any questions. I will let you know as soon as we finish the field check and if we have any
comments. After you have addressed the above plat comments please submit another paper copy. At that point if
everything has been addressed to our satisification we will then request the final plat submittal.

LANE COUNTY SURVEYOR'S OFFICE COMMENTS
Dear Dennis & Chris,
With regard to this Partition please have Mr. Ferguson address the following:
1. Please darken the easement lines and dimensioning arrows to insure the Plat will scan clearly.
2. The Legend is incomplete and the symbols given do not appear to line up with the appropriate descriptions.
3. The current map does not show a fence corner at the NE corner of the Plat as stated in the Narrative. If there is not a fence
corner at this point how was the north/south dimension of the property determined since it does not match Deed.
4. The "NE" Corner of the J. Ebbert DLC is labeled "NW" on the map.
S. Remove the number "2009-P" from the Partition number and leave a 2.5" space. Remove "Presubmittal" on final plat.
6. Easement "C" is shown on the map as S' wide however it is noted as 3' wide in the list of easements and both 3' and 5' in
the draft easement document.
7. The Tax workup has been submitted. We will contact you with the amount due when it is returned from A & T.
8. An updated title report will be required prior to final approval.
9. Fees Due: (payable to "Lane County")
