I. 42,d Street has been recently surveyed by Lane County and the right of way survey
should be filed very soon. The East, Southeast Corner of OLC 57 was destroyed by
construction and has been re-set by Corner Report 14996. You will need to look at what
they used for the centerline of 42,d Street as it was the basis for the right of way
acquisition that determines the East boundary of your tract. (See deeds 2006-042858 and
2006-042859) This is different than you described in the narrative. Jon Stringer at Lane
County Public Works has been working on this and can provide you with any information
you may need before he gets it filed.
2. Provide a copy of a title report for the property and the vesting deeds. (the County
Surveyor will want to see the title report too.)
3. Show an index on the first page.
4. Send a copy of this subdivision to the Lane County Surveyor's Office for their concurrent
review.
5. Show the Journal Number in the lower left hand corner of each sheet near the tax lot
number.
6. Show the Frederic Subdivision lots for reference.
7. On Page I easement line I is show with a different line type than the rest. Use the same
line type unless there is something special about this line.
8. As per the discussion at the pre-submittal meeting, SUB will need a public easement
across the South line of Lot 2 to provide service to Lots 3 and 5. Will you want to make
the common comer of Lots 2,3,5,6 a post-monumented comer with the construction in
that vicinity?
9. The current deeds for the ownership show Twin Butte Mortgage owns tax lot 2100. If
that is still true at the time you file the plat you will need to change your declaration and
provide a line for them to sign too.
. 10. The post monumentation deposit must be received with the submittal of the mylars. The
Fee is $2,800 plus $120 per post monumented monument. Attached are the forms and
general information.
II. Contact this office when your monuments are set and your ready for a the field check.
12. Build or bond all public improvements.
