Turtle Mountain Major Modification of Site Review
Pre-Submittal Completion Items
Dear Mr. Hopkins:
The application materials relating to the above noted project have been revised to provide the
changes or documents required per the Pre-Submittal Review, as follows:
Planning Notes
1. The location, type and wattage of new and existing exterior lighting are shown on
Existing Conditions Plan 1/CO.1 and Enlarged Site Plan C2.0.
Public Works Engineering Notes
1. A note showing that the existing catch basin in the parking lot that receives the pumped
water from the proposed dock will also be provided with a drop in filter is added to
Stormwater and Utility Plan 1/C3.0.
Transportation Notes
1. Dimensions of the existing and proposed driveway width are shown on drawing sheets
C1.0 and C2.
2. The existing private street does not have street lighting. Area lighting is provided by wall
lights on the individual industrial buildings.
3. A copy of the joint access agreement with the owners of Tax Lot 904 accompanies this
submittal, included in Exhibit 3, the Preliminary Title Report.
4. The proposed stop sign location is shown on drawing sheet C1.0.

Building Department Notes
1. The van-accessible aisle is shown on the passenger side of the parking space on sheet
C2.0.
2. A note is added to 1/C3.0 indicating the trash enclosure plumbing requirements for
compliance with the plumbing code. This will be more completely detailed in the
construction / permit drawings.
3. A note stating that standard construction details for the proposed building elements will be
provided as part of construction and permit drawings is added to sheet A 1.0 of the
submitted drawings.
I believe this completes the requirements for this Major Modification of Site Review application.
