Narrative Proposed Site Development: The proposed site will have an approximately 14,000 square foot building with classrooms, offices and meeting rooms. The proposed building is located on the southern portion of the site. The proposed building will have an inner courtyard area with play structures and landscaping. The parking, drive aisles and sidewalks are located on the northern portion of the site. The parking and drive aisles will consist of asphalt pavement and the sidewalks will be concrete. Several trees fall within the building envelope and parking areas of the proposed development and require removal for the construction of said improvements. Tree Felling Criteria 5.l9-l25A: The proposed site development will require the trees shown on the Tree Felling Plan to be removed due to proposed improvements to the site. Many of the trees are located in the building envelope and parking areas. . 5.l9-l25B: The proposed tree felling is consistent with State standards, Metro Plan policies and City Ordinances and provisions affecting the environmental quality ofthe area. Wildlife will be relatively unaffected. Soil erosion will be kept to a minimum using erosion control techniques. Soil retention and stability will be maintained due to erosion control and construction techniques. Storm water quantity and quality will be maintained due to the proposed stormwater detention & treatment swale located on-site as well as erosion control techniques. The proposed development will be professionally landscaped and the scenic quality will be enhanced and match with the surrounding area. 5.l9-l25C: A Site Development Plan is being submitted concurrently with this Tree Felling Plan and existing trees are located where proposed improvements are planned. 5.l9-l25D: A Site Development Plan is being submitted concurrently with this Tree Felling Plan for approval. With the removal of the specified trees the following criteria can still be met. 5.l9-l25D.I: The proposed development site does not have wooded areas on the site. This criteria can be met. 5.l9-125D.2: The proposed development site does not have wooded areas on the site. This criteria can be met. 5.19-125D.3: The proposed development plan does not have any wooded areas along ridge lines and hill tops that have trees proposed to be removed. This criteria is met. 5.l9-125D.4: The trees proposed to be removed are not along any property lines. This criteria can be met. 5.l9-l25D.5: Due to the site improvements, no trees will remain on the site. This criteria is met. 5.l9-l25E: The proposed site development will have professional landscaping that will enhance the development. 5.l9-l25F: Slash from tree falling activities will not be permitted to remain on-site and will be required to be hauled to an appropriate disposal site. 5.l9-l25G: The proposed tree felling will follow the guidelines specified by the Oregon Forestry Practices Rules as published by the State of Oregon, Department of Forestry. 5.l9-l25H: The transportation of equipment and trees to and from the site can be accomplished with minimal disturbance to nearby neighbors due to the relatively small number of trees to be removed from the site. PROPERTY LINE ADJUSTMENT DEED This Deed is intended to adjust the boundary line between a parcel of real property owned by Party f and an adjoining parcel of real property owned by Party 2. The parties are entering into this Deed to agree on the property line separating their parcels to comply with City of Springfield Land Use Regulations and the provisions of Oregon Revised Statutes n.190( 4). The legal description of Party I's property prior to this adjustment is all of those lands conveyed in that Correction Deed recorded on August 8, 2003 as Reception Number 2003-074564 in the Lane COW1ty Oregon Official Records. The legal description of Party 2's property prior to this adjustment is all of those lands conveyed in that Warranty Deed-Statutory Form recorded on October 5, 2007 as Reception Number 2007- 069049 in the Lane County Oregon Official Records. The line being adjusted herein is the entire common line between the lands owned by Party I and the lands owned by Party 2. WHEREAS the Parties desire to adjust said common line and WHEREAS the Parties are agreeable to execute a transfer of property through means of an approved Property Line Adjustment and this Deed. THEREFOR, for purposes of accomplishing this Property Line Adjustment: Party 2 hereby transfers and conveys all of its right, title and interest in and to the property described on "Exhibit A" to Party I as said exhibit is attached hereto and made a part hereof.
