PROPERTY LINE ADJUSTMENT DEED
The parties to this property line adjustment deed are: Dean Helfrich and Gayle D. Helfrich
Trustees of the Helfrich Family Trust
WHEREAS:
A. The true consideration for this conveyance imd adjustment is $0.00: This consideration
statement is located on the first page of this document.
B. Dean Helfrich arid Gayle D. Helfrich Trustees of the Helfrich Family Trust is the owner
of two contiguous parcels located in Section 24 of Township 17 South, Range 3 West, of
the WiIlamette Meridian, hereafter referred to as Parcel A, and Parcel B.
C. The owner referenced in Recital B ihtends to reconfigure the boundaries between Parcels
A and B, using a property line adjustment.
, D. To accomplish the desired reconfiguration, a property line adjustment deed will be
recorded. This deed is the property line adjustment deed, and is hereafter referred to as
the "Subject Deed."
E. The purpose of the subject deed is to adjust the boundary between Parcel A and Parcel B.
F. Parcel A is shown on Assessor's Map 17-03-24 Tax Lot 610. The legal description for
Parcel A prior to this adjustment is in a Warranty Deed recorded May 16,2003, Index
number 2003-044876, Lane County Oregon Deeds and Records.
G. Parcel B is shown on Assessor's Map 17-03-13 as Tax Lot 609. The legal description for
Parcel B prior to this adjustment is in a Warranty Deed recorded May 16,2003, Index
number 2003-044876, Lane County Oregon Deeds and Records.
H. The proppsed property line adjustment wilI' be accomplish in accordance with ORS
92.0IO(7)(b); ORS 92.010(11); ORS 92.060(7) through (10); ORS 92.190(4); and all
other applicable statutes.

I. Dean Helfrich and Gayle D. Helfrich Trustees of the Helfrich Family Trust owner of
Parcels A and B, declare, convey, and execute the following two property line
adjustments:
a. The legal description for Parcel A prior to this adjustment is in a Warranty Deed
recorded May 16,2003, Index number 2003-044876, Lane County Oregon Deeds
and Records more particularly described as follows: Parcel 3, Land Partition Plat
No. 98-P-1138, Filed June 29, 1998, Lane County Oregon Plat Records in Lane
County, Oregon.
b. The legal description forParcel B prior to this adjustment is in a Warranty Deed
recorded May 16,2003, Index number 2003-044876, Lane County Oregon Deeds
and Records more particularly described as follows: Parcel 2, Land Partition Plat
No. .98-P-I138, Filed June 29, 1998, Lane County Oregon Plat Records in Lane
County, Oregon.
c. The legal description of Parcel A after this property line adjustment is as follows:
Beginning at a point being North 0003'43" West 2893.19 feet, North 89049'10"
East 325.02feet, and North 0001'31" West 35.00 feet from the Southwest Corner
of the Felix Scott Donation Land Claim No. 51 in Section 25, Township 17 South,
Range 3 West of the Willamette Meridian, said point being the Southeast corner
of the Parcell Land Partition Plat Number 92-P0306 as filed in the Lane
County Surveyor Office, County File Survey Number 31021 said point also being
on the Northern right-ol-way line of Hayden Bridge Road thence leaving said
right-ol-way line North 0001 '31" West 438.89 feet the True point of Beginning
thence South 89058'29" West 87.28feet; thence North 00003'23" West 175.00
feet; thence South 89058'29" West 203.00 to a point on the Eas!ern right-ol-way
