Dear Jean:
Thank you for submitting the Final Plot Plan for the Pour House Tavern Minimum
Development Standards Review on Friday, 1 have enclosed an amended plot plan,
pictures, and the Street Tree Planting Section froin the Engineering Design Standards
Manual. The following conditions shown on the Final Plot Plan must be adjusted or
additional information included:
Condition 1: Currently there are no street trees shown on the submitted plan to meet this
criteria. Street trees are required to be placed approximately every 30 feet. The Final
Plot Plan must show street trees along the 42nd Street frontage. Trees shall be chosen
from the City of Sprinlifteld Public Works Engineering and Design Standards Manual
Section 6.02.2.A titled "Any Planter Strip with Overhead Power Lines".
The Final Plot Plan shows 5 street trees; two together on the north side of the driveway,
two at the sign and one on the south end of the property. Street trees should be placed at
approximate 30 foot intervals. Street right-aI-way planting areas should also be utilized,
such as shown on the enclosed picture of the location of the tree next door in front of the
4r Street Mini-Storage. Beginning with this tree and placing a tree at 30 foot intervals
would require three trees to be placed along the frontage. No trees would be required on
the north side of the driveway due to the distance to the street light. The Utility Locate
Service shall be utilized before planting to avoid utility lines.
Condition 3: SDC 4.6-120 C. requires all parking stalls fronting a sidewalk, alley, street
landscaped area or structure shall be provided with a secured wheel bumper or linear curb
not less than 6 inches in height to be setback from the front of the stall a minimum of 2
feet to allow for vehicle encroachment. In order to meet this criterion show the existing
and proposed wheel bumpers or curbs where required by this code section on the Final
Plot Plan.
Provide wheel bumpers on the Final Plot Plan on the west side of the property for the
relocated parking spaces fronting the metal building.

Condition 4: Prior to the approval of the Final Plot Plan, the applicant shall provide an
operations and maintenance plan to the City for review to ensure the long-term
maintenance, operation and suitability of the four proposed catch basin filters, consistent
with maintenance criteria required by the manufacturer. The plan should designate
maintenance responsibility for operating and maintaining the system, and should be
distributed to all property owners and tenants of the site,
No operations and maintenance plan was provided with the submittal of the Final Plot
Plan. Specific questions on this requirement should be directed to Clayton McEachern,
Civil Engineer, in the Public Works Department at 736-1036,
I can redline the already submitted plans with the changes or you can re~submit the Final
Plot Plan along with the catch basin maintenance plan. Please contact me at 726-2301 or

the Development Agreement for the owner's signature.
