The comments below are provided for your use in preparing the land-use decision. Proposed Site Access _ Existing access to site parking is via a 35 foot driveway onto 42nd Street. 42nd Street is fully improved with curb, gutter, sidewalk and bicycle lanes. The existing 35 foot driveway meets the requirements of the development code. The hedge in the landscape planter on the north side of the driveway partially obstructs the vision of drivers exiting the site. We request that the applicant trim the hedge to be no more than 2-1/2 in height within vision triangle. On-Site Parkin!! and Loadin!! Fifty four parking spaces are required by code. The applicant is proposing to provide a total of 13 compact car spaces, 2 ADA compliant parking spaces, and 35 standard size vehicle parking spaces. In addition, the applicant is proposing to provide 29 bicycle parking spaces. 54 parking spaces are required by code. The applicant is proposing to provide 20 bicycle parking spaces in lieu of 4 vehicle parking spaces. The loading facilities as well as the trash enclosure are provided at the rear of the structure and will likely require additional maneuvering to service. Finally, the existing parking lot striping is in poor condition and should be restriped. Recommendation: The Transportation Division advises against providing 13 compact parking spaces in a row closest to the door. We would recommend breaking up the row of compact spaces to provide some standard sized spaces at this location. In addition, the two parking spaces perpendicular to each other at the northwest comer of the parking lot are only 18' in length. Yehicles parked in these spaces would be prone to coilllict with one another. It is recommended that these two spaces be reserved as compact car spaces Recommended Conditions: 1) Trim the hedge located in the planter along the northerly side of the driveway and maintain adequate vision clearance triangles at the corners of all site driveways per SDC 4.2-130. 2) Restripe the parking lot.
