Does the proposed plan violate any development code requirements in regard to setbacks, landscape areas, or traffic patterns and parking? o Without doing an exhaustive study of the site, here are afew observations: . The phone 'booth near the north driveway is in the vision clearance triangle, . The NE parking area provides no area for the driver who enters Parking Stall #18 to turn around. (You might move the pedestrian path to the west side of Stall # 12 to make room.) . Parking stalls 8-11 may not have enough room-main downfall is not for city, but your business. . Recycle/Garbage Area-no curbing there so that Sanipac can get to dumpster. . Provide an access easement with the hotel. 2. Some older Surveys indicate a major ODOT Right of Way through the parcel. Is that easement still in effect? Are there any other transportation issues? . I've checked our records and have seen no evidence, and ODOT is checking into that, I can get back to you, or forward Brian Nelson's (the new ODOT Development Review Coordinator for Lane County (Office 503.986.5762). . As you likely know, the Revised Environmental Assessment(2003)shows the City 'slOdot 's plans to put a couplet through this area. 1. The ROW for the couplet goes through the gas station, but may leave room for the convenient store. 2. There is also an easement planned in the EA, and it looks like you have made room for this. Timing is triggered by a certain capacity of Gateway Beltline. 3. Please provide location of existing storm and sanitary sewer stubs to property and their size and depth. . The Engineering Land Development Section will respond to this. 4. Is storm water detention retrofitting of existing catch basins a requirement for this site? .
