Springfield, Oregon - Job #kp 10018 As you requested, an inspection was performed on March 26, 2010, at the Dari-Mart convenience store located at 3185 Gateway Street in Springfield. The purpose of the inspection was to examine damage caused by a vehicle hitting the west wall of the store. The existing building is wood framed construction with a concrete slab floor. The exterior walls have been framed with 2x6's at 16" on center, y," structural sheathing and brick veneer on the exterior, and gypsum wallboard with plaster finish on the interior. The west exterior wall has a store front double door and 8 large windows (3 to the north of the door and 5 to the south). The vehicle that hit the building was traveling east in the parking lot when it jumped a wheel stop, went up and across the raised sidewalk, and then struck the west exterior wall of the building. The vehicle impact displaced the exterior wall of the building to the east into the store, shoving smaller coolers located on the interior of the wall across the aisle and into product shelving. See pictures 1-7 on sheets 3 thru 6 of this report to view the general vicinity and extent of damage done by the impact of the vehicle striking the structure. At the time of the inspection performed on March 26, 20 I 0 the following observations were made. The vehicle had been removed from the premises and the hole in the cxterior wall had been boarded up. The vehicle struck the wall just to the south of the main entrance to the store. The impact destroyed the two fixed windows directly south of the entrance, and pushed the bottom of the 6x6 post between the damaged windows approximately 20" into the building. The section of cripple stud wall framing below the window directly to the south of the door had been completely removed prior to the inspection. The 6x6 post had been returned close to its original position, and the cripple w<,JI below the, next damaged V\>indow was still somewhat displaced. The west side of this framing was not visible sl."1ce the large opening was boarded up at the time of the visit. However, the exposed portion of the 6x6 was partially crushed and there was a split on the south side. The displaced cripple wall had twisted studs, a bent window sill pbte, and a split pressure treated bottom plate. lbe existing anchor bolts that attached the bottom plate to the foundation a;:>pear to have been slightly bent, but there was no visible spalling where the bolt entered the concrete foundation. The headers above the two damaged windows appeared to be in good condition directly above the displaced 6x6 post. The headers did not appear to have moved si"ce there were no visible craeks in the plaster finish on the headers, and there were no cracks above them at the interface between the wall and original ceiling that also had a plaster finish. The metal connector attaching the two window headers to the 6x6 post was slightly twisted and the exposed nails on the east face of the connector were no longer all completely flush against the metal. The following repairs should be made to the structure. All of the damaged or severely displaced framing members should be removed and replaced. At the damaged portion of the wall, a new 2x6 pressured treated wall bottom plate should be installed. Reuse all existing anchor bolts and epoxy new y," diameter A307 threaded rods into the existing foundation to provide attachment to the existing foundation at 48" on center maximum, and one bolt or rod within 8" of the end of the new or exposed existing pressure treated plate. The threaded rods should be epoxied vertically a minimum of 7" into the existing concrete foundation in 5/8" diameter holes with Simpson SET-XP structural epoxy-tie anchoring adhesive. All new rods and existing anchor bolts should have a hot-dip galvanized 0.229"x3"x3" minimum steel plate washer installed between the pressure treated plate and nut. Install a new 6x6 post that is attached to the new pressure treated bottom plate with a Simpson HGAlO tie on each side of the post within the wall cavity. Connect the new 6x6 post to the existing window headers with a new Simpson PC66 post cap. Install new cripple walls on each side of the new 6x6 post with the same sill height as the adjacent remaining windows. Install a positive connection between the cripple wall window sills and the 6x6 posts at each end of the openings. If the studs of the new cripple walls cannot be end nailed tbru the bottom plate prior to its attachment to the foundation, attach each stud to the bottom plate with a galvanized Simpson A34 framing angle. Install new sheathing on the exterior of the wall to match original construction with the same nail size and spacing. Replace all damaged interior and exterior finishes to match existing construction. Replace both of the damaged windows, and verify the remaining adjacent windows are in good condition. Also, verify that the entrance doors to the north of the repair are in good condition and operate properly after the repairs have been completed. Where insulation is removed to make the necessary repairs to the structure, install new insulation that complies with the current State of Oregon Non-Residential Energy Code. All repairs to the structure are to be in compliance with the State of Oregon 2007 Structural Specialty Code as adopted by the City of Springfield.
