The Pioneer Plaza development, located on tax lots
Map 17-03-26-23, received Community Commercial
1987. The Community Commercial District provides
commercial uses, including shopping centers.
Rezoning this property to Community Commercial was made possible through the
Plan Implementation policy found on page 10 of the Q Street Refinement Plan
(attached). This policy states that the final rezoning of certain property within
the Q Street area would not occur until a Development Area Plan had been approved.
Though this method of rezoning represents a departure from the more traditional
Quasi-judicial hearing before the Planning Commission, it does provide the property
owner with more flexibility in determining the most appropriate time to rezone. The
Development Area Plan for Pioneer Plaza was approved on September 10, 1987 and is
attached for your fi 1 es. .
