Setbacks for Mike Straub's Development Proposal
SUBJECT:
The proposed development submitted by Mike Straub located at the northeast corner of Pioneer
Parkway and" 0" Street should be considered to have the following setbacks. The lot is located within
the Washburne Historic District and is currently vacant. Mike has chosen to fulfill the density by
constructing two single family homes rather that a duplex so the units would fit in better with the
historic district, One of the units will take access off of "D" Street and the other off of the alley. The
lot should have the frontage on "D" Street considered as the front yard. Pioneer Parkway as the street
side yard. the alley as the rear yard and the eastern frontage as the interior side yard,
