Housing Report for 420 North 23rd Street, Springfield, Oregon
Dear Ms. Grubb:
I'm writing in regard to the preliminary inspection conducted by the Springfield
Building Division to the proposed work to be performed on the dwelling located
.at the above referenced address.

'The enclosed items shall not be construed as a complete list of Housing Code vio-
lations, but rather as a supplemental list to your existing report detailing difi-
ciencies and corrective actions necessary. These items shall be included as part
of the original report and corrective action shall be necessary for obtaining sub-
stantial compliacne to the Uniform Housing Code (U.H.C.) as adopted by the City of
Springfield.
'STRUCTURAL ~~D FIRE AND LIFE SAFETY
1) A reinspect ion will be necessary to determine the extent of substructure damage
due to dry rot, pier settling and the adequacy of the existing floor support sys-
tem after the underfloor area is drained and sufficient access is provided. U.H.C.

2) . A positive drainage system shall be provided for the underfloor area and the roof
surface drains. U.H.C. 1001
ELECTRICAL SAFETY
Although the existing electrical system may have met the standards of the Code that
was in effect at the time of its installation, alterations, and/or improper mainten-
ance require corrections to be made in accordance with both the Uniform Housing Code
as adopted by the City of Springfield and the current Oregon State Electrical Speci-
alty Safety Code (E.S.S.C.).
1) A wall switched light shall. be installed at the front and rear entrance doors.

2) The receptacle outlet box in the bathroom shall be properly secured. E.S.S.C. 370-13
3) An additional circuit shall be installed to a grounding type receptacle in the kit-
chen counter area. E.S.S.C. 220-3 (b)

4) Receptacle outlets.shall not be located above baseboard heaters. Relocate the
receptacles beyond the ends of the heater. E.S.S.C. 210-52 (a)

NOTE: Surface metal raceways (wiremold or equal) is an approved method for
.relocating required receptacles.
