The site is located at 3385 17-02-30-34; Tax Lot 6700). The property is zoned the Hid Springfield Refinement Plan Designation is is LMI. ACTION PRELIMINARY SITE PLAN APPROVAL. REVIEV (Ref. SDC 31.040 Minimum Development Standards) 1. The site is already connected to public utilities. Improvements to the structure are already underway. 2. The existing circulation area is partially paved (concrete slab); the remaining area is gravel. The parking and circulation areas need to be paved within 2 years of Final Approval of this application. Yhere the costs of improvements will exceed $10,000.00 (as demonstrated by the applicant to the satisfaction of the director), the installation of such improvements shall occur within three years from the date of site plan approval. Five parking spaces will be required for the shop and two spaces will be required for the caretaker house. One space will need to be marked handicapped. There are no curb cuts on Olympic Street, however, the planter box will help delineate two "driveways" which will be permitted until Olympic Street is fully improve~. 3. No outdoor storage or trash receptacles were shown on the plan submitted. 4. Olympic Street is an AC mat street with no curbs or gutters. Sidewalks will be installed as part of the improvement of Olympic Street. 5. A landscaped planter box is a suitable substitute for the required landscaped strip at this time along the frontage of Olympic Street. Approved drought resistant plants will be required (certified by a licensed nursery person). A 4 foot irrigated landscaped strip will be required along the frontage of N. 34th Street between the proposed fence (which needs to be set back 5 feet from the property line) and the sidewalk. . . Page 2 Improved Products, Inc. Type I Site Pan 6. Two street trees are required along the N. 34th Street frontage. No additional street lights are required. WAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL? 1. A Final Site Plan drawn to scale is required within 90 days of the date of this letter. The following information needs to be shown: a. The total circulation area need to be shown with the required number of parking spaces. The time line for paving needs to be shown, if paving is not done immediately. b. The location and type of street trees and the landscaping in the planter box on Olympic and along the frontage of N. 34th Street. c. Any outside storage or trash containers need to be screened. If there is no outside storage or trash container, this must be stated on the plan. 2. A signed Development Agreement. This agreement will be prepared by staff upon approval of your Final Site Plan. APPEAL If you wish to appeal this Type I Site Plan Review decision, you must do days of the date of this letter.
