RE: REMODEL PLANS FOR MEZZANINE OFFICE AREA IN EXISTING SHEET
METAL SHOP
Mr. Martin:
Last Friday, March 15th, you came in to apply for a building permit
for proposed creation of an additional mezzanine area to be used
for offices. I had several concerns about the proposal, but wanted
to research a couple of items prior to taking a definitive stand
with regard to application of the State Structural Specialty Code
to this project.
The existing mezzanine level lunch room is considered an existing
non-conforming use since the current Codes would preclude creation
of a second level which is not accessible to physically impaired
individuals. We will allow use of the lunch room as it exists to
continue, however, we cannot allow expansion of the mezzanine level
for uses other than storage (non,habitable use) without provision
for access by the physically impaired.
At this point, your options are as follows:
1.
Complete the mezzanine for storage use only.

2. Install a platform lift for a maximum of 4 employees utilizing
mezzanine level offices.
3. Install an elevator to provide access to the mezzanine level
for more than 4 employees.
4. Remove the mezzanine which has been constructed without
benefit of permits or inspection.
If you choose to complete the mezzanine for storage purposes, we
require that you employ a State Registered engineer or architect to
provide structural design and calculations for the mezzanine floor
and support structure. Since the floor glu-Iam beams are supported
by haunches welded to the mainframe of the Varco Pruden steel
building, we require that either the steel building manufacturers
engineer, or the one you employ, certify that the structural

integrity of the steel building has not been compromised. The
structural engineer may re~ire modification to the mezzanine floor
support system, in which case additional detailing and structural
calculations would be required.
We see that the stair has been relocated and reconstructed. Please
provide stair and railing details for our review and approvc;t.l."
please clarify' specific requirements for the stair design with this
office. The design requirements will vary, depending on the
occupant load and occupancy categories of the mezzanine level.
