',' '" , "') Dear Mr. Jones: . j' Your sign variance application was received and reviewed. At this time the application is incomplete and cannot be accepted. As part of a variance application the Springfield Development Code requires that the applicant 'include written findings to support the request. The findings to be addressed are as follows: " " /, ~ . - J';?: ."' 1 ,," , , There are unusual conditions, associated with the property or structure which make it impractical to use the development area for its intended purpose under the Springfield Development Code (This criterium applies only to a major variance). , ., .> Because you did not apply for a major variance, this criterium does not need to be addressed. Granting of the variance would not be inconsistent with both the Metro Plan and the Springfield Development Code. - Granting of the variance would have no significant adverse affects on the public welfare or neighborhood properties, and there are provisions to mitigate those adverse affects which will be a condition of use. - The need for a variance has not arisen solely from a previous code violation and the hardship is not self-imposed. - There are no other practical alternatives available that better meet the provisions of the Springfield Development Code and the Metro Plan. In addition to supplying findings to support your request the plot plan you submitted needs to provide information relative to all existing signs on this property. Staff cannot review this request as an isolated sign. The Springfield Development Code requirements for signs involve the total number and total square footage of all signs on the property. 225- Fifth Street . It may be best if you apply for a Pre-Application Conference with staff prior to submitting your formal application as our records indicate that there are already two non-conforming pole signs on the property at this time. I have enclosed an application form for your review. If you have questions regarding the variance process please call me. If you have questions regarding sign code standards contact Assistant Planner Doug Rux as Mr. Rux is now reviewing all sign applications. ~~rrA- Cynthia L.
