DETAILED WRITTEN EXPLANATION
WELBY'S CAR CARE
The existing Market building, a collection of small shops in a previously converted bakery warehouse/retail
outlet, ceased operations and Is being converted into an auto body repair and restoration shop with waiting
area and.office,
The property is a /820 Main Street. Springfield, with a lot area of 33308 sg ft
The zone; and the zone-of all adjoiners, is Mixed Use Commercial
,
The proposed use is for a commercial auto body and auto restoration shop, with offices and waiting areas
Access from Main Street is to be removed. and the access on 18'h is to be used as the only site access, This
is not on a State Highway, and needs.no approvals fonn ODOT,
There are no proposed off-site improvements
The cnrrent use of the site is as retail commercial. but this use is no longer active.
There are no special site features, 110 wetlands or significant trees or landscape features, no .
historical context. The soil type is Malabon clay loam, per SCS mapping, and no special
provisions are required to address soils related issues,
No excavation or fill is needed,
One "volunteer" tree close to the corner of 18th and NIain is to be removed to improve
vision clearances, A replacement tree is placed at the extreme eastern side of the site on
the Main Street edge,
No land is being dedicated to the city as a part of this project
Ail exception to MDS standards is requested on the Main street' and 18th Street rights-of,
way, where insufficient land exists for vehicle circulation and parking together with street
side landscaping, This is proposed to be mitigated by increasing the landscaping in the
area of the 18th street intersection and the east end of the Main Street side,
