JIr " , , . --.. &//c,.....----..-.-- - Uses on the subject site have long be 'outdoor storage" of e form or another. So although PeaceHealth secured a change in Plan designation and zoni the propos IS temporary but falls under the Code.deflllitioo of outdoor ~ "The keeping in an unroofed area ot any goods, junk, material, merchandis€'tlF-Vehicles for more than ~ ~As Jeff may have indicated the proposed use would indeed be temporary - for about 10 weeks. and if we are required to go through improvements such as landscaping (which would require development' of irrigation lines,:removal and repair of paved,' areas, perhaps a new water meter, etc,), then the cost of the improvements would outwe, igh;:sthe value of the lease proceeds.' /J, /7 ITZ _ r~' Q' ;' fi /t' -~'. NcYT r(!Ic..JJl(!{~ J IV, . 00"----' Code defines" emporary use" as "a u established for a fixed periomme that does no In olve e constructi r alteration of ffiku '''''' "" o.JC ure." The proposal is essentially that. It does not involve any expansion or addition of impervious surface area or building development - two of the criteria for MDS. And as noted above is not a change in use . the former owners commonly stored heavy equipment, construction vehicles, etc. on-site for'limited Durations, so I don't believe the triggers in SDC 5.15.110 for MDS would be metby the temporary use. Phil I'm hoping City staff will concur with my assessment that the temporary use need not go through the MDS process. I'd like to discuss this with you further tomorrow (Thursday), I am available after lunch if you'd like to set a specific time to ~~ . ~(;.cb ,~~,.fC'i/O o'tor Ikd~> S~r--W1- ~~ ? , Thanks for your consideration.
