The majority of the Subject Property is zoned Low-Density Residential, while the northern portion is zoned Community Commercial. The Community Commercial portion is approximately one acre in size. The Applicant desires to divide the Subject Property into two discrete parcels, based on zoning, with the northern parcel zoned entirely Community Commercial and the southern parcel zoned Low-Density Residential. The Applicant has no development plans for either parcel. However, the Applicant desires to explore with City staff the potential for development for the Community Commercial parcel. The City DIM form allows the Applicant to pose up to five questions that the Applicant would like staff to answer during the meeting, Below is a list of the Applicant's questions: 1. What is the development potential for the approximately I-acre Commercially-zoned northern portion of the Subject Property based on the zoning and the East Main Refinement Plan? Are there any zoning overlays applicable to the Commerically-zoned northern portion of the Subject Property, and if so, at what stage of development are the overlay zone applications required? Please confirm whether staff agrees with this assessment. 4, Are there any storm water capacity constraints in the vicinity? 5. Please provide the Applicant with any issues or questions that staff may have about the proposal.
