We have completed a review of your drawings for the proposed remodeling work that is
planned for the single story residential structure at 275 South 70th Street in Springfield,
Oregon. We based our review on the preliminary plans that you erriaileCl to our office
last week, We und~rstand that the existing structural components will not be modified,
only non-load bearing partition walls inside of the structure will be removed as part of
the remodeling, This remodeling is intended to create a boarding facility for Veterans or
other single individuals and it needs to meet certain minimum development standards
which are contained in the submitted drawings.
The existing structure is stick framed with roof trusses that span to an interior bearing
wall and the perimeter bearing walls. The remodeling work is to create new rooms for
games, reading, studying, etc instead of the large rooms that are currently in place. The
minimum development requirements are listed on the attached floor plan so that any
work that is done is prequalified for possible futur~ rezoning of the facility for additional
bedroom areas.
Our review is limited to ensuring that the structural components are not affected by the
. remodeling work. In addition, our stamp is required due to the facility being more than
3000 square feet in area. Please refer to the attached dl-awings for the necessary
information. Please ensure that this letter and stamped drawings are submitted to the
Building Department.
