CITY JOURNAL NUMBER 89-09-166. Type I Site Plan requesting approval for the,placing
of 4 unattached storage boxes at 1500 Main Street, Royal Villa Apartments, and 1526
Main Street, Royal Chateau Apartments (two on each lot) (Assessor's Map 17-03-36-32,
Tax Lot 2600 and Tax Lot 2700). The property is zoned High Density Residential
(HDR); the Metro Plan Designation is Community Commercial.
ACTION
PRELIMINARY SITE PLAN APPROVAL.
VllAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL?
1. A Final Site Plan drawn to scale is required within 90 days of the date of this
letter. The plan must be revised to conform with the following information:
a. The storage units must be placed on a paved surface.
b. Our records show that there are 49 parking spaces, not 53 spaces as you
stated (see attached copy of the prior approved Site Plan). You will have to
verify that you have.53 spaces. If you do not have enough spaces, the
Springfield Development Code allows up to 30 percent of required parking to
be "compact parking" (a standard space is-9 feet wide; a compact space is 8
feet wide). This will mean that the spaces will have to be restriped. Your
plan will have to show 48 parking spaces and the location of the storage
units.
c. The following setbacks apply to the storage Units:
(1) 10 feet from any property line; and
(2) 15 feet from any structure, unless documentation from a fire services
engineer allows the units to have reduced setbacks. The setbacks need to
be shown on your plan. If you have any questions concerning the setback
requirements, please call Dave Puent, Building Official, at 726-3759.
2. A signed Development Agreement. This agreement will be prepared by staff upon
approval of your Final Site Plan.

If you wish to appeal this Type I Site Plan Review decision, you must do
days of the date of this letter. Your appeal must be in accordance
Development Code, Article 15, APPEALS.
