Subject: Land Use Compatibility Statement for a lndoor Storage Area at 1441 Main St., Map
and Tax Lot Number 17-03-36-22-5200
Dear Mr. Balaty:
I am responding to your inquiry regarding a change in use a1 the above referenced location. A
change in use of a building requires a Minimum Developmen1 Slandards Application unless i1 is
de1ennined the building is currently in compliance wi1h SDC 31.010(4). Per our conversa1ions
and a si1e visit conducted on November 5, it has been de1ennined a change in use of1his building
will not require a Minimum Development Standards Application.
An appliance store was previously located at this si1e and the proposed business is an indoor
storage area. The zoning designation is'Community Commercial (CC) which allows for "Indoor
Storage Areas and Yards". A si1e visi1 was conducted November 5 and the si1e mee1s the
requiremen1s of the Springfield Development Code with the following exceptions:
1. . Provide one street tree per SDC 3 1.0 I 0(4)(a).
2. Provide a Joint Use Parking Agreement between Tax Lo1 5200 and Tax Lo1 510010
accommodate the required parking spaces needed for the Indoor Slorage Area.
These improvemen1s shall be completed prior 10 occupancy of the building. Please see attached
documents for more infonnation regarding 1he required improvemen1s.
