Narrative of Proposal .
This partition will create a new vacant duplex parcel (parcell )at the NE corner of 26th
and G'Streets. Parcel Two contains the existing single family residence; the address will
be changed to 26th Street as part of this process. .
Existing and planned zoning for this property is Low Density Residential.':
Parcel One will not have sufficient frontage to meet Code requirements on 26th Street; a
Minor Variance was submitted and approved concurrently with the tentative partition
(DRC 2009-00002).
The issue with an existing (broken) wastewater sewer service to the prope!tY adjoining
the north boundary (821 26th St) which crossed this property has been resolved by
construction of a new sewer lateral at Mr Cossen's cost in the same trench" as a new
lateral for the existing house 2660 G St. A non-exclusive easement to the ~djoiner over
the new pipe is being created (Easement A as shown on the plat). The nV!> new sewer
laterals were connected to the public sewer in G Street by the city's contnlctor (Harold
Primrose), who also installed two new service laterals to the property line 'for the
proposed duplex. This.was coordinated with Paul Von Rotz from the city:'engineering
office, who was very helpful.
Conditions of Tentative Approval
1. Approval of a variance for Parcell's north-south frontage on 26th Street.
The variance was approved on 2/27/09, Case No. DRC2009-00002.
2. Dedicatibn of a 5' public sidewalk easement along the 26th Street frontage.
The dedication of this easement is on the face of the plat.
3. Dedication of5' of public right-of-way along G Street.
The dedication of this right-of-way is on theface of the plat.
4. Construction of a 5' sidewalk along the G Street frontage.
This will be done with building construction, prior to issuance of an
occupancy permit, as noted in the condition.
5. Installation of 3 street trees along 26th Street.
A bond or deposit will be posted with the City prior to final plat (lpprovaL

The sewer lateral lines have been permitted, constructed, :and inspected
by City staff. The new laterals have been connected to the public sewer by the
City's contractor.

18. Removal of curb cut on G Street and replacement with standard curb Bf- gutter.
A bond or deposit will be placed with the City so that this curb cut can be
used during construction of the duplex and removed/replaced concurrent with
the other concrete work on Parcell (driveway and apron, garage floor, and
sidewalk along G Street).
19. Maintenance of Vision Clearance Triangles at driveway comers.
VCTs will be maintained at driveway comers and at the intersection of
26th Street and G Street
20. Get a new address for the existing residence.

STREET TREE AGREEMENT
I agree that prior to the approval of the final partition plat, I will deposit $750 with the
City of Springfield to guarantee the installation of 3 street trees along the :f6th Street
frontage, as required in Condition of Approval #5, Tentative Partition Case No.
SUB2009-00003.
It is my intent to install these three trees concurrently with installation of the two street
trees along G Street (Condition of Approval #6) prior to the occupancy permit for the
new duplex to be constructed on Parcell. '
