EXPLANATION OF THE NATURE OF THE APPLICATION
The original application, (Jo. No. 91-04-49), was a Type II Site Plan Review to
consider the establishment of a manufactured home dealership at 1250 Main Street (Tax
Lot 203, Assessor's Map 17-03-35-41).
This request is for a modification of the original Site Plan to include Tax Lot 100,
immediately to the east, for additional display and sales area. Affordable Classic
Homes, Inc. is occupying Tax Lot 100 as of the date of this letter.
DECISION
Freliminary Site Plan Modification approval with conditions, as of the date of this
letter.
\lhen the conditions attached to this request have been met, Final Site Plan
Modification aEEEoval will be granted. PRELIMINARY APPROVAL EXPIRES 90 DAYS FROM TRE
DATE OF THIS LE'ITER.
OTHER USES THAT HAY BE AUTHORIZED BY THE DECISION
None.
SITE INFORMATION
Tax Lot 100 is currently occupied by an existing older house and two manufactured
homes. The property is zoned Community Commercial; the Metro Plan Designation is
Community Commercial. Manufactured home sales is a permitted use in the Community
Commercial District. The property is graveled in the area where the manufactured
homes are and will be displayed.

CRITERIA OF APPROVAL
(Ref. Section 31.100 of the Springfield Development Code)
There are no specific criteria of approval for a modification of a Site Plan.
Section 31.100 requires the applicant to explain the modification.
The applicant's written explanation states that this request is for a modification of
the original Site Plan placing manufactured home models for display and retail sales.
Tax Lot 100 was not involved in the original application.
WAT NEEDS TO BE DONE BY THE APPLICANT TO OBTAIN FINAL SITE PLAN APPROVAL?
1. Three copies of a Final Site Plan drawn to scale are required within 90 days of
the date of this letter. The following information needs to be shown:
a. The existing manufactured homes and all future manufactured homes shall be at
least 30 feet from the existing house.

This Modification of a Site Plan is being processed under Type I procedure (Ref. SDC
3.070). ,Type I applications cannot be appealed. In the event that the applicant
disagrees with the application of the standards, the applicant may request a Type II
Interpretation. An appeal of a Type II decision may be filed by an affected party
with the Development Services Department within 10 calendar days of the date of that
decision.
