REVOCATION Development Coordination approval or approval with conditions shall be auto- matically revoked if any development and/or construction is not commenced within 2 years from the date of approval. Conditions of Development Coordination Board Approval: 1. No public storm sewer is available to serve this property. Therefore, design considerations to effectively deal with drainage from roof and paved areas are particularly important. It is recommended that the paved area be graded to provide a minimum 1% surface slope to a strip drain with curb outlets, or to a bubbler. 2. A double check valve assembly will be required in the existing water service to prevent the possibility of backflow.. Coordinate this requirement with Chuck Davis, S.U.B. Water Department engil)eer. 3. A 5 foot wide curbside sidewalk to replace the existing old and damaged sidewalk is re- quired along the Main Street frontage of this property. The existing driveway approach shall be modified to conform with the City standard 24' wide with 8' flares. Coordinate these frontage improvements with the City Engineering Division. i' ~ ~ . . D.C. #84-13 Page 2. 4. The proposed parking area shall be screened from adjacent residential properties by a fence, wall or hedge. The parking area shall also be setback from adjacent, residential properties and from the Main Street frontage by a minimum of 5 feet from the property line, S. Landscaping in the 5 foot setback area adjacent to the driveway approach from Main Street shall be low growing, not over 2'6" above the curb at maturity, so it will not create a vision clearance problem. 6. Coordinate specific sign regulations in the district with the City Building Safety Division Sign Inspector. 7. All refuse must be kept in an approved enclosure or container ,of adequate size to ac- commodate all refuse that is generated until it is disposed 'of. \ 1 . .
