RE: Request regarding use of ship containers for storage use
Mr. Gaff:
At your request, we have reviewed your proposal to add four 8' x
24' ship containers to your property at 1124 & 1134 Main Street,
for use as merchandise storage. The following items are applicable
to this request:
1. We have no provisions for "temporary" structures in either the
applicable Building or Development Codes. Therefor, we
require that the structures be secured to a foundation as
required for permanent structures, To accomplish this, it
would be necessary to pour in place either concrete pad
footings or strip footings with anchor bolts to secure the
containers in a fixed location. The footings would be
required to extend a minimum of 12" below finish grade, and be
sized as required to support the weight of the structures, the
weight of the stored contents, and a 25 pound per square foot
snow load. The anchor bolt requirement is a minimum 1/2" bolt
at a maximum spacing of 6', and extending a minimum of 7" into
the concrete footings. An equivalent attachment alternative
could also be accepted.
2. We need to verify if the existing east wall of the warehouse
structure, on the east end of the store building, is
constructed as a one-hour fire-resistive firewall. If it is
not, we have Code provisions that require either a minimum 23'
separation between that existing building and the proposed
storage units, or the west end of the storage units closer
than 23' to the warehouse building would be required to be
retrofitted to comply with one-hour fire-resistive
construction,
3, Our building permit records contain a plan which was submitted
when the parking area in front of the store building was
paved. We. are unsure if the 15' wide driveway, shown on the
easterly edge of the property, is paved or not. Also, the
plot plan shows employee parking in the northeast portion of
the property. The City Development Code requires that all
areas to be used for parking or maneuvering of wheeled
vehicles be paved, The minimum paving standard is 2" of Alc

paving on a minimum 6" crushed gravel base. We also require
that drainage from all impervious surfaces be conveyed to a
drainage system, and piped to the City Storm Sewer System, A
paving and drainage plan and permits would be required.
It also appears that the alley to the north of the property is
relied on for access in this proposal, The alley would also
be required to be paved if it is not at this time, Since the
alley is Public Right-Of-Way, you would need to coordinate the
alley improvements with the City Engineering Division as a
Public Improvement Project. Contact Don Branch, City Civil
Engineer, at 726-3725 with questions regarding alley
improvements.
4, The City requires that developed properties which are
proposing additional improvements comply with Minimum
Development Standards of the City Development Code. Contact
Lauren Lezell, City Planner I, at 726-2666 with questions
regarding Minimum Development Standards as they apply to your
property.

above requirements. I will be glad to clarify specific applicable
Code provisions with you, but it will probably be best to do that
in person rather than trying to get into more detail in this
letter.
