Subject: Occupancy Inspection at 1143 Main Street, Springfield, Oregon. * .':. Proposed Use: Retail At your request, the Community Services DivisionlBuilding Safety conducted an inspection ofthe building at the above address on August 6,1997. The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the following items in order for the building to conform to applicable safety codes: STRUCTURAL 1. All enclosed portions of the building shall be provided with a natural ventilation system, or a mechanically operated ventilation system. I have enclosed Table 12-A of the State of Oregon Structural Specialty Code for your reference. 2. One 2A-I 0 LB fire extinguisher is required for every 3000 square foot of floor area. Fire extinguishers should be wall mounted 4 feet above the floor. Please coordinate location with the City Fire Marshal. 3. The State of Oregon requires that twenty five percent of the project cost shall be designated to the removal of architectural barriers. In choosing which accessible elements to provide, priority shall be given to those elements that will provide the greatest access. Elements shall be provided in the following order: . Parking . An accessible entrance · An accessible route to the altered area ~ . . , .' Occupancy Inspection J 143 Main Street Page 2 · At least one accessible restroom for each sex or a single unisex restroom · Accessible telephones · Accessible drinking fountains · When possible, additional accessible elements such as storage and alarms '. The above items are requirements for the existing structure only. Other items such as parking, paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection and may be required. Please contact the Planning Division of this office regarding any necessary improvements to the site. Building permits must be obtained for the above items which involve repairs or modifications to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building.
