CITY OF SPRINGFIELD SPRINGFIEL.D, OREGON 97477 PUBLIC WORKS February 18, 1980 346 MAIN STREET 726.3753 Mr. Gary Martin 1013 East 22nd Eugene, Oregon 97400 * RE: Occupancy Inspection at 1077 ~Iain Street Dear Mr. Martin: At your request, the Building Division of the City of Springfield made an occupancy inspection on Feb.ruary 1, 1980, at 1077 Main Street, Springfield, Oregon. The proposed change from residential use to B-2 (office) occupancy. necessitated the inspection. The following items must.be installed, repaired or replaced to meet the requirements of the applicable codes: 1) A dry rot and termite inspection of the underfloor area must be conducted by a licensed pest control agent, and a report submitted to this office. The floor must be capable of supporting 50 P.S.F. live load. If this is not possible with the existing floor structure, additional structural support will be're- quired. . 2) The exterior walls of the structure must be of 1 hour rated fire-resistive construction, except where fronting on streets or yards over 40 feet in width. The minimum required construction to satis fy this is:'.2x4...wood studs 16" on 'cen- ter Iii th 7/8" exterior cement plaster on the exterior surface, and 5/8" type "X" gypsum liall board or equal on the interior surface. Openings closer than 10' to the property line are required to be protected. Submit a plot plan survey shOl,ing the location of the building on the lot. 3) The dilapidated shed in the rear must be demolished, and all debris removed from the site. 4) The upstairs area is not suitable for habitation in is current state. contact the Building Division for necessary requirements if you desire this area for anything other than storage. Please to use 5) If you choose to proceed liith this change of occupancy, it liill be necessary to present your proposal to the Site Plan Review Board. Please see the enclosed application form and description of required information for that submittal. 6) Protect all cables that come through the floor and are on the surface of the walls. 7) Remove loose single conductor open liiring. Gary ~lartin Page 2. - - 8) Terminate all cables in approved junction boxes. 9) Replace damaged receptacles and cables. 10) Replace damaged light fixtures. 11) NOTE: If this building is to be used for offices or commercial use it will be required to be rewired by an approved grounded type wiring method to properly serve the lights and equipment. . Permits must be obtained before work starts and all work shall be accomplished in accordance with applicable codes. Property for rent, lease or sale .is required to be wired by a licensed electrical contractor. All work must be inspected and ap- proved before a Certificate of Compliance will be issued.
