OR 97477 (503).726-3753 CERTIFIED LETTER December 12, 1991 Jada Pralle 36292 Graves Lane Springfield, OR 97478 Subject: Housing Inspection 'at 1105 Nain Street Springfield, Oregon. Dear Jada Prane: At your request, the Springfield Building Safety Division conducted a Housing Inspection at the above address. The inspection revealed items which do not meet the minimum City Housing Code requirements and must be corrected. They consist of the following: Structural 1. All stairs having three (3) or more risers shall be provided with handrails on at least one side. Stairways more than 30" in height shall also have a guardrail on the open side. Handrails shall be placed not less than 30" nor 1110re than 34" above the line of no sings of the treads and shall be continuous the full length of the stairs. Ends shall be -returned to the Hall or terminate at a post. Open stair railings shall have intermedia te rails not greater than 6" apart. The handgrip portion of the rail shall be not more than 2-5/8" in cross-section or an equivalent smooth gripping surface with no sharp corners. The handrail shall lJe spaced not less than 1-112" from the wall. 2. An approved smoke detector shall lJe installed in corridors or areas giving access to rooms used for sleeping purposes. 3. The stair, accessing the upper level shall be modified to provide consistant riser and tread dimeilsions for the full run of the stair. Risers shall not exceed eight-one/quarter inches in height and treads shall be no less than nine inches in depth (front to back). Each tread or riser shall lJe equal to all other treads or risers within a maximum variance of 3/8". ~Iaintain a vertical headroom clearance of at least 6'8" above" the stair nosings. "'- ada Prane /JecemDer 12, 1991 Page 2 (. - c.' .~ ,I Electrical 4. Electrical wall outlets shall not be located above electric baseboard heaters. This condition can cause the overheating of appliance cords that are connected to the wall outlet above the heater, creating a potentially hazardous condition for electrical shock or fire. The electrical outlet(s) or heater must be removed or relocated. 5. Exposed electrical wiring subject to physical damage shall be protected. 6. ,Unprotected wiring near the service panel that is subject to physical damage or accidental contact must be protected in an approved manner. 7. The exposed electrical wiring at the water heater is susceptible to physical damage and shall be protected in an approved manner. 8. Broken or missing cover plates were noted on electrical outlets, switches and/or junction boxes which require replacement to reduce the possibility of electrical shock or fire. Plumbing 9. All residential units shall have a Idtchen sink, toilet, lavatory and a tub or shower. 10. After moving the building, the sewer line at the existing building location shall be capped within five feet of the property line and inspected prior to covering the excavation. The above items are requirements for the exist:i11g structure only. Other items such as park:i1lg, paving, sidewalks, street trees, etc., have not been addre'ssed as part of this inspection. Building permits must be obtained for the above items which involve repairs or modifications to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building.
