The use of this easement shall be ona regular, continuous, nonexclusive, non-priority basis, benefitting the Current owner of the Tract 2 and its successors, assigns, lessees, mortgagees, invitees, guests, customers, agents and employees. The cost for exceptional or unusual maintenance or repair occasioned solely by the actions of the oWner or occupier of one tract only, shall bebome exclusively by the owner or occupier necessitating the repair or maintenance.
