VVRITTENSTATEMENT
FOR THE
JUSTIN DILLON TENTATIVE SUBDIVISION APPLICATION
This application is a proposal to subdivide the property located on a portion of Tax Lot
200, Tax Map 17-02-35-42 into six lots. Currently, the site has an existing mobile home; this
residence and attached deck are to be removed. In conformance with the Low Density
Residential classification of the site and surrounding properties, all lots will be developed with
single-family residences.
Our project site intersects with 74th Street and A Street, both of which are improved and
have a 50' right-of-way until the point of the project site. The proposed off-site improvements
will include widening the right-of-way to 50' and pavingto32', add curb and sidewalk. The
Irrevocable Private Joint Use Access easement will be26~ wide and will meet fire code. The
proposed private driveway does not exceed the reqtiirements for dead-end fire apparatus access
. (0-150' length), no fire turnaround will be required. We anticipate removlll 6ftwo trees will
occur during building construction of the driveway. A Joint UtilitY Trench along the proposed
driveway will connect water, dible, telecommunications, and power to all lots. A proposed 8;'
public sanitary sewer line will connect to the existing manhole and service all lots by separate 4"
laterals. In addition, two 6" sanitary sewer lines are proposed along the property lines of Lots 5
and 6, these lines will also connect to the 8" public sanitary sewer line and service possible
future development for the property to the south. Weare proposing to install a 6" perforated
storm pipe south of the subject site, which will connect to the proposed 6" storm line located
within Lot 4, to collect surface runoff from lots fronting Main Street.
The south portio,! of Tax Lot 200 has been determined to be its own legal lot (per deeds
recorded January 7,1952, Book 451, Page 602 and March 7,1969, Recording No. 56282), and is
no longer a part of this land use application. The owner acknowledges that an approved access
will need to be obtained from ODOT prior to future development of Tax Lot 202 and the south
portion of Tax Lot 200.
The Lane County Soil Survey shows the site as having Pengra-Urban Land Complex
(106A) and Marcola Cobbly Silty Clay Loam (77B). Permeability of the relatively undisturbed
Pengra soil is very slow. The Soil Survey indicates that a high water table is a depth of 1.5-2.5
from November to May. Permeability of this Marcola soil is slow. The high water table is a
depth of3.5-4.5 from November to May. A Ge01echnical Report is provided.
This project does not require any additional planning applications.
