The comments below are provided for your use in preparing the land-use decision. TransDortation Facilities and Svstem ImDacts Findin\!: laura Street is designated as a major collector in TransP1an. This portion oelaura Street is fully . improved. The traffic volume on laura Street is approximately 6,800 vehicles per day. Findin\!.: Based on lIE land Use Code no (General light Indusrrial) the total trip generation from this additional building on-site upon completion would be as follows: . Avetage Weekday ~ 6.97trips/1000 sq. ft. x 1576sq. ft. ~ 1O.98rrips . PM Peak Hour ~ L08 trips/lOOO: sq. ft. x 1576 sq. ft. . 1.7 trips In addition, the assumed development may generate peClesrrian and bicycle trips. According to the "Household" survey done by lCOG in1994, 12.6 percent of household trips are made by bicycle or walking and L8 percent are by transit bus. These trips may have their origins or destinations at a variety of land uses, including this use. Pedestrian and bicycle trips create the need for sidewalks, pedestrian crossing signals, crosswalks, bicycle parking and bicycle lanes. Findin\!: Existing 'and proposed off-site transportation facilities would be adequate to accommodate additional trips that would be generated by the proposed development. Recommended Condition: None Pro nosed Site Access Existing access to on-site parking is via a 21-foot wide driveway onto Laura Street. Pedestrian access is via a walkway extending from laura terminates at the parking lot. The terminus of this walkway at the parking lot does not have a handicapped accessible ramp. . Recommended Condition: Provide and maintain adequate vision clearance triangles at the corners of all site driveways per SDC 4.2-130. Recommended Condition: Revise the site access sidewalk located alongside the driveway to provide an ADA accessible ramp at the terminus of the'sidewalk where. it meets the parking lot. Findinf{: Existing facilities, with the addition of the above conditions, are adequate to meet the site access, driveway and vision clearance requirements of SDC 4.2-120 and 4.2-130.
