Tlie'c,omments below are provided for your use in preparing the land-use decision. Site Description . The subject site is located at the northwest corner of Main Street and 51st Street. . o 'Main Street is designated as an arterial street on the adopted transportation system plan. o 51st Street is a local street. o The project site has four existing driveway curb cuts. . Main Street Driveway Access: o Two driveway curb cuts are located on Main Street o Table 4,2-4 of the Springfield Development Code regulates the minimum separations between driveways and the nearest intersection curb return on the same side of the street. For commercial uses on arterial streets the required separation is 200 feet. Both driveway curb cuts on Main Street are located within 200' of the intersection and do not comply with the minimum separation requirements in the Springfield Development Code. o Both driveway curb cuts located on Main Street exceed the maximum width permitted by the Springfield Development Code (Table 4,2-2). The maximum width for a commercial driveway is 35 feet. The easterly curb cut is 36' and the westerly curb cut is 42'. . . o The Main Street ?riveway approaches are under ODOT jurisdiction. o 51st Street Driveway Access: . o ,Two driveway curb cuts are located on 51~t Street. o The southerly driveway curb cut located on 51st Street is located within 32' of the intersection curb return. The minimum separation allowed by the Springfield Development Code for commercfal uses (jn local streets is 75' (Table 4.2-4). This driveway curb cut does not comply with the standards set forth in the Springfield Development Code. ' o Both.driveway curb cuts located on 51st Streetalso exceed the maximum width permitted'by the Springfield Development Code (Table 4.2-2). The southerly curb cut is 42' and the northerly curb cut is 64', o . The 51st Street driveway approaches are under City jurisdiction. SDC 5.15-120 establishes '.'Standards Applicable to MDS Approval." " Recommendation: It is recommended that the non-conforming driveway on 51st Street , , located nearest Main Street should be closed in accordance with SDC 5.15-120 E. 1. Recommendation: In accordance with SDC 5.15-115(8) and 5.15-125 A copy ofthe required ODOT Right-of-Way Approach permit application shall be submitted prior to obtaining a Building Permit.
