Site Plan Submittal for 2320 Main Street, Springfield.
Proposed Auto Repair, Auto Part Sales, Retail. Journal Number
87-06-76.
Dear Mr. Cornelius:
The Development Review Committee reviewed your plans on June 16, 1987, and
the following requirements need to be met:
1. Closure of the east driveway along Main Street. A full height curb
must be installed.

area along North A Street is to be used as an access, it needs to be

8. The plan does not show how the existing building is served by sanitary
sewer. The City has no record for this site. This information needs
to be provided by you. If the structure is not served by sanitary
sewer, it must be connected to the City system.
9. The gas tanks shown must be used or removed. Please attach a written
statement on your Final Site Plan. If the gas tanks are to be
removed, please contact Dennis Shew at the Springfield Fire Department.
10. An occupancy inspection is required for the use of the building as
proposed. This inspection can be requested through the Springfield
Building Safety Division and requires the property owner's signature
on the application.
11. A back flow prevention device is required. Contact Chuck Davis at the
Springfield Utility Board.
A number of issues have not even been addressed which were discussed at
your pre-application conference held May 28, 1987. Items 1 through 9
above must be shown on your Final Site Plan. In order to expedite the
occupancy of the building, I strongly suggest that you consult with a Land
Use Planner to assist you with your Final Site Plan. Staff will then work
quickly to process your Final Site Plan.
In order to complete this process, a Final Site Plan needs to be submitted
to this office within 90 days of the date of this letter. At the time the
Final Site Plan is submitted, a Development Agreement will be prepared.
As soon as the Development Agreement is signed by you and the Development
Code Administrator, building permits may then be issued. Occupancy of the
