SUbject: Site Plan Review Meeting for Property at/2320 Main Street
Dear Mike,
This letter is to inform you of the results of the June 28, 1988 Site Plan Review
meeting concerning your client's property at 2320 Main Street. It was the
consensus of the committee to approve this site plan subject to the following
conditions:
1. All underground tanks abandoned for one year or longer must be removed or
fi 11 ed.
2. If the front yard is used for parking, all spaces and maneuvering areas must
conform to the design standards of Section 31.170 through 31.190 of the
Springfield Development Code. The design as shown would require backing up
over the sidewalk. This is not acceptable. Please revise this portion of
your drawing prior to final site plan submittal.
3. Frontage landscaping may be placed along the east property boundary between
the sidewalk and building at a width of 5 feet.
In previous correspondence with this office, Mr. Gill was informed that the
installation of sidewalks would be a requirement of occupancy. Subsequent to this
information the City Council allocated funds to subsidize a portion of the cost to
construct sidewalks along Main Street between 10th and 28th Streets. In
consideration of this project, scheduled for construction this fall, site plan
approval is not subject to sidewalk installation.
The site plan development agreement will be prepared this week for your client's
signature. Upon submittal of this document and the final site plan, your client
may undertake any work necessary to prepare his building for occupancy.
