ACTION APPROVAL subject to requirements under Criteria of Approval and Minimum Development and Special Use Standards to be met. WAT NEEDS TO BE DONE PRIOR TO OCCUPANCY OF THE BUILDING ? 1. A Final Site Plan drawn to scale showing all of the above standards is required within 90 days of the date of this letter. Staff is willing to work with you to, prepare this plan. 10. A signed Development Agreement. This agreement will be prepared by staff upon approval of your Final Site Plan. CRITERIA OF APPROVAL (X) DEIlONSTRATED COMPLIANCE VITH APPLICABLE STANDARDS OF THIS CODE. Vhen the Minimum Development and Special Use standards below have been met, this application will have demonstrated compliance with the applicable standards of this ,Code. (X) PARKING AREAS AND INGRESS-EGRESS POINTS HAVE BEEN DESIGNED SO AS TO FACILITATE TRAFFIC AND PEDESTRIAN SAPETY, TO AVOID CONGESTION AND TO MINIMIZE CURB curs ON ARTERIAL AND COLLECTOR STREETS. Vhen the applicable Minimum Development Standards below have been met, this criterium will be met. MINIHUH DEVELOPMENT STANDARDS TO BE MET MDS ARE APPLIED ;IN LIEU OF FULL SITE PLAN' REVIEV TO ENSURE MINIMAL COMPLIANCE VITH APPEARANCE AND SAFETY STANDARDS SPECIFIED IN THE SPRINGFIELD DEVELOPMENT CODE AND TO REDUCE PROCESSING TIME FOR DEVELOPMENT APPROVAL (SECTION 31.040 OF THE SPRINGFIELD_ DEVELOPMENT CODE). THE FOLLOVING ARE CONSIDERED MINIMAL DEVELOPMENT STANDARDS: (X] THE DEVELOPMENT MUST CONNECT TO PUBLIC UTILITIES. The development is already connected to public utilities. (X] THE DEVELOPMENT MUST COMPLY VITH THE SPRINGFIELD BUILDING SAPETY CODES. The proposed use will require an Occupancy Inspection of the building. (X] PARKING AND CIRCULATION AREAS MUST BE PAVED AND STRIPED, AND llIIEEL STOPS MUST BE INSTALLED. The existing circulation area is paved. Five (5) parking spaces are required for the proposed use (the building is 2,700 square feet; the parking requirement for the proposed use is one space for each 600 square feet). Section 32. 080(1)(a) of the Springfield Developmen t Code states: "Each property is entitled to one driveway providing direct access to a public street or alley." This property has two curb cuts along the Main Street frontage; a continuous frontage along S. 22nd Street and alley access. THIS USE IS A SPECIAL USE IN THE CC (COMMUNITY COMMERCIAL DISTRICT). THE FOLLOVING SPECIAL USE STANDARDS NEED TO BE MET.
