" '., 539 North 18th Street Springfield, Oregon 97477 ""'- SUBJECT: Issues Affecting a Proposed Addition to The Springfield Moose Lodge Dear Mr. Burian: On Thursday, July 26, 1984, you and I discussed the possibility of adding on to the front of the Moose Lodge building at 23rd and Main Street. I explained that as long as the building maintained a ten foot setback from all public streets, an addition was possible. It appears, however, that the building is either on or very near the property line on the 23rd Street side. Again, any new addition would have to meet the 10 foot setback requirement from 23rd Street as well as from Main Street. Another issue that we did not discuss is parking. You should be aware of the fact that any addition to the building would also necessitate the need for additional parking spaces. I have enclosed a'copy of the off-street parking requirements from the Zoning Code for your informa- tion. This need for additional parking would definitely affect the size and configuration of any proposed building addition. Sincerely, ~~ Ronald B.
