SUBJECT: 2020 Main Street
After 'meeting with Mike Smith, Dan Brown and Dave' Puent the decision that
the following.conditions would be required for the subject property were
agreed upon:
1. Prior to Issuance of a Buildinq Permit:
a. Owner to sign an improvement agreement ,for Main Street and 21st
Street, including: paving, curb, gutter, sidewalk, street trees
and on-site landscaping in accordance with an approved landscape
plan. '
b.Plans for.the re-design of the parking' lot shall be ,submitted
and approved ,by Kevin Roberts, Traffic' Administrator. A plan
for the landscaping, for those ar.eas along 21st and Main Streets
that are not used for parking or driveways, shall be submitted
and approved by Bruce Newhouse, Associate Planner.
c. Owner to sign an agreement to,limit 'occupancy load' to 4 times the
number .of approved parking'spaces per plan, and guaranteeing
complementary use of the building to insure' against parking' overload.
2. Prior to Issuance of Certificate of Occuoancv.:.

a. Owner to close off'tne'~ access along Main Street.
b. Owner to restripe the parking lot in accordance with the approved
