Subject: Occupancy inspection at 1749 Main St., Springfield, Oregon.
Proposed Use: Motel Addition, additional parking
Dear Ms. Fields,
At your request, the Community Services Division/Building Safety conducted an
inspection of the building at the above address. The purpose of the inspection was to
determine the suitability of the building for the proposed use as indicated.
Based on the proposed occupancy, the existing conditions which are mentioned below
do not meet the minimum Building Safety Code requirements. Corrective measures
must be taken prior to occupancy to install, repair, replace, or modify the following
items in order for the building to conform to applicable safety codes:
1. Rooms used for sleeping purposes shall have a secondary means of emergency egress
directly to the outside through a door or window having a minimum openable area of
5.7 square feet. The minimum opening dimensions shall measure at least 20 inches
horiwntally and 24 inches vertically. The height of the window sill above the interior
floor or landing shall be no greater than 44 inches.
2. Each unit shall have one exit door not less than three feet in width and not less than
six feet and eight inches in height.
3. Smoke detectors shall receive their primary power from the building wiring and be
equipped with a battery backup. Locate detectors on the ceiling or wall of the main
room or each sleeping room.
4. The west wall of the structure is less than five feet from the property line, and will
need to meet one hour fire resistive standards. A parapet not less than 30 inches above
the roof surface is required at the west wall.
5. A floor plan of the structure will need to be submitted for plan review. Through the
plan review process we will be able to determine the correct permits required, and
compliance with building codes.

6. Ground fault circuit interrupter protection (GFCI) is required for receptacle outlets
in all bathrooms, garages, outside convenience outlets and within six feet of the kitchen
sink.
7. Exterior light fixtures are required at each exterior door.
8. Outlets in living room and bedroom shall be located not less than 12 feet apart and
within six feet from the ends of each wall. Outlets located above baseboard heaters
shall be removed.
The above items are requirements for the existing structure only. Other items such as
parking, paving, site improvements, sidewalks, etc., have not been addressed as part of
this inspection, and may be required as part of Development Review. Please contact
the Planning Division at 726-3759.
