Land Division Plat Pre-Submittal Requirements Checklist
NOTE: If you feel an item does not apply, please state the reason why and attach the
explanation to this form.
~ Application Fee - refer to the Development Code Fee Schedule for the appropriate fee
calculation formula. A copy of the fee schedule is available at the Development Services
Department. Any applicable application, technology, and postage fees, are collected at
the pre-submittal and submittal stages.
~ Land Division Plat Application Form
~ Letter Addressing Conditions of Approval - lists and addresses each condition of
approval, detailing the actions. taken and current status of each item,
~ Nine (9) Paper Copies of the Plat stamped and signed by the surveyor.
~ Two (2) Copies of Closure Sheets for the boundary and each lot or parcel and.all
common areas, dedicated areas, and easement areas that are not simple parallel offsets.
~ Two (2) Copies of Title Report or Subdivision Guarantee for the parcel being
divided. The title report must be dated within 30 days of submittal at the time of the final
submittal. An older report is OK at the pre-submittal stage..
~ Two (2) Copies of Each of the Reference Documents and Plats listed on the plat.
~ Two (2) Copies of Each of the Supporting Documents - the vesting deed (must vest
title to the owner listed on the plat), existing easement deeds, and documents listed as
exceptions in the title report, etc.
D Two (2) Draft Copies of any street dedications.
~ Two (2) Draft Copies of Any New Easements or Restrictions being created by
separate document, improvement agreements, maintenance agreements, joint use
ingress/egress and utility easements, sewer hook up in lieu of assessment, and any other
documents that will be recorded together with the plat or that are required by the
Conditions of Approval.
~ Two (2) Copies of a Consent Statement (Concurrence) on the plat (to be signed by
the lender prior to final approval) OR Two (2) Copies of an Affidavit of Consent by

WRITTEN STATEMENT
FOR THE FINAL PARTITION PLAT ApPLICATION
This application is a submittal of the final partition plat for the property located at 441
South 47th Street The partition was granted conditional approval on October 13,2008 under
Case Number SUB2008-00040.
The following is a discussion of how the [mal plat conforms to the conditions of approval
placed on the tentative partition application:
I) Concurrent with recording of the Final Plat, the applicant shall execute and record
Improvement Agreements against Parcels I and 2 for South 47th Street improvements.
including paving, curb and gutter, sidewalk, storm sewer, and street lighting.
Alternatively, the applicant shall provide satisfactory evidence that the existing
Improvement Agreement obligations will automatically assign to both parcels upon
recording of the partition plat.
The existing Improvement Agreement is included with this application highlighting the
text that specifies the agreement pertains to all current and future parcels.
2) The sanitary sewer laterals installed to serve Parcels I and 2 shall be.at least 4 inches in
diameter in accordance with City specifications.
The laterals have been installed and the building permit status report is included with
this application .
3) Prior to approval of the Final Plat, the applicant shall install all underground.utilities as
depicted on the tentative partition plan.
All utilities are or will be underground before, submittal ofmylars.
4) The Final ,Plat shall dedicate a suitable private sanitary sewer easement against Parcell
for the existing sanitary sewer lateral serving the dwelling on Tax Lot 6801. The [mal
alignment of the easement shall be based on as-built information as noted on the
applicant's tentative plan.
The easement has been shown on the plat and a separate easement document to be
recorded has been included with this application
5) The Final Plat shall provide for dedication of a variable-width private stormwater
drainage easement across Parcell to accommodate the soakage trench as generally
depicted on the applicant's tentative partition and easement detail'plans.

6) Prior to approval of the Final Plat, thestormwater drainage pipe and soakage trench
serving Parcels 1 and 2 shall be installed and functioning as generally depicted on the
. applicant's tentative plan.
The pipe and trench have been installed and the building permit status report is included
with this application.
7) Prior to approval of the Final Plat, the 4-inch diameter stormwater drain pipe shall be
. stubbed to the Parcel 1 building envelope area as generally depicted on the applicant's
tentative plan. ~

8) Concurrent with recording of the Final Plat, the applicant shall record a deed restriction
or similar mechanism against Parcel I that obligates the property owner to construct an
appropriate driveway crossing of the soakage trench.
A restriction note has been added to the plat and a separate document to be recorded is
included with this application.
9) Prior to approval of the Final Plat, the applicant shall provide for reloc.ation of the
existing power pole from the northwest property comer to another suitable location.
SUB has approved a new location for the power pole and relocation will occur before
submittal of mylars.
10) Prior to approval of the Final Plat, the applicant shall obtain a concurrence from the
owner of Tax Lot 6801 agreeing to the utility relocation work as depicted on the tentative
partition plan.
A concurrence document is included with this application and a signed copy will be
recorded before submittal of mylars.
1 I) Prior to approval of the Final Plat, the existing overhead telecommunication lines serving
the house on Tax Lot 6801 shall be relocated underground to ajoint utility trench.
The overhead {ines , have been relocated underground as requested.
12) The Final Plat shall provide for dedication of a private utility easement across Parcell
benefiting Tax Lot 6801 to accommodate the joint utility trench as described on the
applicant's tentative plan.
At this time, the location of the sewer facilities is to remain in its current location and an
appropriate easement has been shown on the plat as stated in Condition 4.

13) The Final Plat shall provide for dedication of a private utility easement across Parcel) to
accommodate the soakage trench as generally depicted on the applicant's tentative
partition and easement detail plans.
The easement has been shown on the plat and a separate easement document to be
recorded has been included with this application.
14) Prior to approval of the Final Plat, the applicant shall install "No Parking - Fire Lane"
signage along the panhandle driveway in accordance with SFC requirements.
The property owner has stated this will be completed before submittal of mylars.
15) The Final Plat shall provide for dedication of a variable-width private access easement
and maintenance agreement against Parcell for the benefit of Parcel 2 as generally
depicted on the applicant's tentative plan.
The easement has been shown on the plat and a separate easement document to be
recorded has been included with this application. .
16) Prior to issuance of Final Occupancy for a dwelling on Parcell, at least two paved off-
street parking spaces shall be developed on the .site.
A restriction note has been added to the plat and a separate document to be recorded is
included with this application.
17) Prior to issuance of occupancy for the house on Parcel 2, the driveway approach serving
Parcell, Parcel 2 and Tax Lot 6900 shall be constructed to City standards.
A restriction note has been added to,the plat and a separate document to be recorded is
included with this application.
18)The applicant shall provide and maintain adequate vision clearance triangles at the
comers of the site driveway in accordance with SDC 4.2-130.
