Condition #1: Concurrent with recording of the Final Plat, the'applicant shall execute
and record Improvement Agreements against Parcels 1 and 2 for South 47th Street'
improvements including paving, curb and gutter, sidewalk, storm sewer, and street
lighting. Alternatively, the applicant shall provide satisfactory evidence that the
existing Improvement Agreement obligations will automatically assign to both parcels
upon recording of the partition plat.
Applicant Response: The existing Improvement Agreement is included with this application
highlighting the text that specifies the agreement pertains to all current and future parcels.

Condition #2: The sanitary sewer laterals installed to serve Parcels 1 and 2 shall be at
least 4 inches in diameter in accordance with City specifications.
Applicant Response: The laterals have been installed and the building permit status report is
included with this application.
Staff Finding: Satisfied.
Condition #3: Prior to approval of the Final Plat, the applicant shall install all
underground utilities as depicted on' the tentative partition plan.
Applicant Response: All utilities are or will be underground before submittal of mylars.
Staff Finding: Partially Satisfied.
Condition #4: The Final Plat shall dedicate a suitable private sanitary sewer easement
against Parcell for the existing sanitary sewer lateral serving the dwelling on Tax Lot
6801. The final alignment of the easement shall be based on as-built information. as
noted on the applicant's tentative plan.
Applicant Response: The'easement has been shown on the plat and a separate easement
document to be recorded has been included with this application.
Staff Finding: Satisfied.
Condition #5: The Final Plat shall provide for dedication of a variable-width private
stormwater drainage easement across Parcell to accommodate the soakage trench as
generally depicted on the applicant's tentative partition and easement detail
plans.
Applicant Response: The easement has been shown on the plat and a separate easement
document to be recorded has been included with this application.
Staff Finding: Satisfied.
Condition #6: Prior to approval of the Final Plat, the stormwater drainage pipe and
soakage trench serving Parcels 1 and 2 shall be installed and functioning as generally
depicted on the applicant's tentative plan.

Condition #7: Prior to approval of the Final Plat, the 4-inch diameter stormwater drain
pipe shall be stubbed to the Parcell building envelope area as generally depicted on
the applicant's tentative plan.
Applicant Response: The pipe has been installed and the building permit status report is
included with this application.
Staff Finding: Satisfied.
Condition #8: Concurrent with recording of the Final Plat, the applicant shall record a
deed restriction or similar mechanism against Parcell that obligates the property
owner to construct an appropriate driveway crossing of the soakage trench.
Applicant Response: A restriction note has been added to the plat and a separate document
to be recorded is included with this application.
Staff Finding: Satisfied.
Condition #9: Prior to approval of the Final Plat, the applicant shall provide for
relocation of the existing power pole from the northwest property corner..to another
suitable location.
Applicant Response: SUB has approved a new location for the power pole and relocation will
occur before submittal of mylars.
Staff Finding: Partially satisfied. The pole appears to have been relocated to the south, but
overhead wires still extend to houses on Tax Lots 6801 and 6900.
Condition #10: Prior to approval of the Final Plat, the applicant shall obtain a
concurrence from the owner of Tax Lot 6801 agreeing to the utility relocation work as
. depicted on the tentative partition plan.
Applicant Response: A concurrence document is included with this application and a signed
copy will be recorded before submittal of mylars.
Staff Finding:. Partially satisfied.
Condition #11: Prior to approval of the Final Plat, the existing overhead
telecommunication lines serving the house on Tax Lot 6801 shall be relocated
underground to a joint utility trench.
Applicant Response: The overhead lines have been relocated underground as requested.
Staff Finding: Not satisfied. Staff note that overhead lines still extend to the existing house
on Tax Lot 6801.
Condition #12: The Final Plat shall provide for dedication of a private utility easement
across Parcell and benefiting Tax Lot 6801 to accommodate the joint utility trench as
described on the applicant's tentative plan. .
Applicant Response: At this time, the location of the sewer fa.cilities is to remain in its current
location and an appropriate easement has been shown on the plat as stated in Condition 4.

Condition #15: The Final Plat shall provide for dedication of a variable-width private
access easement and maintenance agreement against Parcell for the benefit of Parcel
2 as generally depicted on the appliCant's tentative' plan. '

Condition #16: Prior to issuance of Final Occupancy for a dwelling on Parcell, at least
two paved off-street parking spaces shall be developed on the site.
Applicant Response: A restriction note has been added to the plat and a separate document
to be recorded is included with this application. '
Staff Finding: Satisfied.
Condition #17: Prior to issuance of occupancy for the house on Parcel 2, the driveway
approach serving Parcell, Parcel 2 and Tax Lot 6900 shall be constructed to City
standards. '
Applicant Response: A restriction note has been added to the plat and a ,separate document
to. be recorded is included with this application.
Staff Finding: Satisfied. The driveway has been constructed, and there is no need for a
restriction note or separate document.
Condition #18: The applicant shall provide and maintain adequate vision clearance
triangles at the corners of the site driveway in accordance with SDC 4.2-130.
Applicant Response: A note has been added to the plat.
Staff Finding: Satisfied.

. application shall be submitted within 180 days of the pre-submittal meeting. If the applicant has

Tentative approval shall become null and void and re-submittal of the Land Division Tentative .

Land Division Plat Application Process (see next page for a diagram of this process)
1. Applicant Submits a Land Division Plat Application for Pre-Submittal
. The application must conform to the Land Division Plat Pre-Submittal Requirements
Checklist on pages 5 & 6 of this application packet.
. The purpose of pre-submittal is to ensure the applicant has all items necessary. for a
complete submittal. .
. A pre-submittal meeting to discuss completeness is mandatory.
. Pre-submittal meetings are conducted every Tuesday and Friday, from 10:00am -
noon.
. We strive to conduct the pre-submittal meetings within five to seven working days of
receiving the application.
2. Applicant and the City Conduct the Pre-Submittal Meeting
. The applicant, owner, and design team are strongly encouraged to attend the pre-
submittal meeting.
. The meeting is held with representatives from Public Works Engineering and
Transportation, Community Services (Building), Fire Marshall's office, and the Planning
Division.
. The meeting is scheduled for 30 to 60 minutes.
. The Planner provides the applicant with a Pre-Submittal Checklist at the end of the
meeting specifying the items required to make the application complete if it is not
already complete. . .
. The applicant will then have 180 days to make the application complete for submittal
and acceptance by the City.
3. Applicant Submits a Complete Land Division Plat Application
. When the applicant has addressed all items on the Pre"Submittal Checklist and the
City Surveying Section has notified the applicant's surveyor that the plat and other
documents are sufficiently refined, the applicant can submit a complete application to
the City Survey Section located in the NW Quad of City Hall.
. The application must conform to the Land Division Plat Submittal Requirements
Checklist on page 6 of this application packet.
. If the submittal is deemed complete, the City Survey Section will sign-off on the City
Survey approval sheet and send the applicant to the Development Services
Department for application submittal and fee collection.
. Planning staff checks and signs the mylars.
4. Applicant Records Plat at Lane County & Submits Plat and Documents to City
. j,\fter Planning staff checks and signs the mylars, the plat may then be recorded by the
applicant's surveyor .at Lane 'County. .
. After plat has been recorded at Lane County, applicant submits five (5) recorded,
rolled paper copies of the plat and three (3) copies of required documents to the
Development Services Department prior to the issuance of building permits.
