Minimum Development Standards (MDS) requirements
3760 Main Street - Jo. No. 97-12-273. These requirements are tied to City Council issues relating to
beautifying the City, improving City streets and the transportation system, and supporting economic
development,
Dear Mr. Welt:
Enclosed please find a letter of Minimum Development Standards dated January 21. 1998, The 90-day
completion time has expired and you have not completed the conditions. In summary:
Staff recommended that a decorative fence along the entire length of the eastern property line beginning at
Main Street and running north along the 38th Street frontage. or that you provide a 5 ft, wide landscaped
planter strip with approved irrigation or approved drought-resistant plants between the sidewalk (property
line) and the parking areas or structures, Undeveloped land within a development area shall be
maintained free of trash and stored materials in a mowed and attractive manner. Unde,'eloped land shall
not be used for parking.
Your 1,024 sq, ft. restaurant requires 15 parking spaces plus one handicapped space. The unimproved
area toward the rear of the lot must be barricaded from parking use or it must be paved. When abutting
landscaping, structures andlor undeveloped land, parking areas must be paved and striped with wheel
stops or linear curbs (not less than 6 inches in height set back a minimum of2 fl. from the front of the
stall), Bumpers shall be a minimum of6 fl. in length, Spaces for company vehicles that remain on the
premised over night shall be provided in addition to the number of spaces required. The designated
"handicapped" parking space should be a 9-f1. space with an abutting access aisle at least 8feet wide.

It is necessary to comply with the MDS Conditions letter dated January 21, 1998. by May 15. 1998 to
