Could you take a quick look at this for clarity? I wanted to give you a chance to comment before I sent the revised
Comment Sheet.
I guess we could review it again at the meeting, too.
Findinl!: As noted in SDC 4.2-105(E)(I), Dead-endslreels shall terminale in cul-de-sac bulb, "hammerhead" or olher
design lhat provides an adequate vehicular lurn-around area as may be approved by lhe Public Works Director and the
Fire Marshal.
Finding: The tentative subdivision application (SUB2007-00041) that was submitted prior to this site plan application
(DRC2008-00040) illustrated a turnaround on the local street which abuts the eastern side of Lots 29-36. Said turnaround
was located between Lot 35 and Lot 36 and was 24 foot wide, 70 feet deep with 30 radii.
Finding: On the street which abuts the castem side of Lots 29-36, this sile plan application (DRC2008-00040) shows no
cul-de-sac bulb, "hammerhead," nor any other turnaround design. As SDC 4.2-1 05(E) (I) requires this, the Springfield
Public Works Transportation Staff finds that the proposal does not meet the standard as set forth in the Springfield
Development Code.
Findinl!: The Fire Life and Safety Department has reviewed the proposed site plan (DRC 2008-00040) for confonnance
with fire code regulations. Based upon access to lot frontage as shown in the proposed site plan (with lots 29-36 having
adequate fire access to the existing Mountaingate Drive and lots 37-45 having fire access to the street to the east of them)
said Department detennined that the proposed local street'which abuts the eastern side of Lots 29-36 did not require a
turnaround capable of accommodating fire apparatus.
Findinl!: Vehicles that are than passenger cars larger will be utilizing the proposed local street which abuts the eastern
side of Lots 29-36. Springfield Public Works Transportation slaff expects that the predominant traffic needs would he
met by a turnaround that would accommodate a 30 foot SU (Single Unit) vehicle (e.g. garbage truck).
Findinl!: The Springfield Public Works Transportation Staff has detemiined that the original dimensions on the tentative
subdivision application (SUB2007-00041) and may be changed to 25 foot wide, 65 feet deep with 20 radii and still
accommodate the minimum standard for a Single Unit vehicle.
Recommended Condition: Prior to the acceptance of the Final Site Plan, the applicant shall modify the
site plan to include a turnaround which will accommodate a 30 foot Single Unit vehicle. ,
