In reviewing it upon my return, I do see a couple of items that will cause problems in the future if not addressed. All but one can be fixed by making a few line changes on the plat. (Please be aware points 2 and 3 are altered from our phone conversation.) 1) On the street abutting lots 1-16, both ends of the access easement need to terminate at least five feet away from the boundary of the plat. (This will demonstrate that no direct access is being provided to Mountaingate Drive to the west or to future development to the east.) 2) The driveways on Lots 27 and 28 do not meet the minimum separation from intersection curb returns as shown in SDC Table 4.2-4. As we had discussed on the phone, these driveways can be combined in to one if a joint use access easement was placed on the plat. However, after discussing this with 8rian Barnett and looking at the proximity of the homes to the roadway, it will acceptable but not be required. (The max driveway width for these combined driveways would be 24' standard, but an over width driveway would be allowed. You mentioned duringour conversation the possibility of combining other driveways this way, which is acceptable.) 3) Comparing the present plat with the tentative, there is no turnaround for passenger vehicle or garbage trucks on the street along Lots 29-36. All streets are required to have a turnaround (SDC 4.2-105(E)). Feel free to contact me.
