Mrs. Joseph Flegel 89489 Old Mohawk Road Springfield, Oregon 97478 Subject: Occupancy Inspection at 3320 Main Street, Springfield, Oregon. * Dear Mr. &. Mrs. Flegel: At your request The Springfield Building Safety Division recently conducted an inspection at the above address.The purpose of the inspection was to determine the suitability of the building for the proposed use as an Automotive Machine Shop. The proposed use will categorize' the building occupancy as Group B-2, as long as no vehicles are allowed inside the building, and the materials used in the operation of the business are not highly flammable or combustible. Based on the proposed occupancy, the existing conditions, which are mentioned below, do not meet the minimum Building Safety Code requirements. Corrective messures must be taken to install, repair, replace or modify the following items in order for the building to conform to applicable codes: Structural 1. The east exterior wall must be modified to provide a I hour fire resistive assembly, including an extension of the wall to a height at least 30 inches above the roof. 2. Roof sheathing on the rear building extension is. over spanned and deterior- ating. Add new 5/8 inch CDX plywood sheathing to the existing roof deck and reroof with fire retardant roofing. 3. Provide a durable sign adjacent to the exterior office door stating "this door to remain unlocked during business hours" ,with letters at least 1 inch high on a contrasting background. Electrical 4. Light fixtures must be properly wired with grounded cords plugged into adjacent outlets, or they must be "hard wired" using approved grounded cords with strain relief at all device attachments. Install missing coverplates and close any unused openings (conduit openings, etc.) in all electrical enclosures. 7. The office area is in need of general electrical maintenance, and all hanging light fixtures must be properly connected. Plumbing 8. Install a vacuum breaker on the cold water faucet by the restroom. This is a requirement wherever hoses can be connected to the potable water supply. Mechanical 9. Install a restroom exhaust fan which will provide a complete air change every fifteen minutes. 10. The space heater in the shop area is not an approved installation. Raise the heater to a minimum height of 10 feet above the floor. 11. Remove the oil stove from the office area. Fire and Life Safety 12. Coordinate the number, size and placement of fire extinguishers with the City Fire Marshal The above items are requirements only for the existing building. Other potential requirements such as parking, paving, site improvements, sidewalks, etc., have not been addressed as part of this initial inspection, and might be required as part of Development Coordination Review or other planning requirements. Permits were recently issued to you for the above items. However any addi- tional modifications you may desire which involve changes or additions to the structural, electrical, mechanical or plumbing systems will require additional permits, which can also be obtained at this office.
