Subject: Occupancy Inspection at 3305 Main Street, Springfield, Oregon.
Gentlemen:
At your request, as agent for the owner, The Springfield Building Safety Division
recently conducted an inspection of the building at the above address. The
purpose of the inspection was to determine the suitability of the building for the
proposed uses noted below.
Area #l - Sales/Machine/Parts
Proposed use: Boat display/sales, office, parts and machine shop.
Theoretical occupant load: 41 Occupancy classification: B-2
Description: Front portion of east half of the building (Approx. 3915 S.F.)
Area #2 - Service/Repair
Proposed Use: Marine repair '"
Theoretical occupant load: 11
Description: Front portion of west
service
Occupancy classification: B-1
half of building (Approx. 1020 S.F.)
Area #3 - Vacant/Future Use
Description: .Remainder of building (Approx. 7600S.F.)
Based on the proposed occupancies, the existing conditions, which are mentioned
below, do not meet the minimum Building Safety Code requirements. Corrective
measures must. be taken to install, repair, replace or modify the following items
in order for .the building to conform to applicable codes:
Structural Specialty Code and Fire and Life Safety Code
1. Exterior exit doors, which are equipped with locks that open from the
inside with a key or other special knowledge or effort, shall be provided
with signs on or adjacent to the door stating THIS DOOR TO REMAIN
UNLOCKED DURING BUSINESS HOURS.

2. Install a one hour fire separation wall between the sales and service areas
from the floor to the underside of the roof. Openings, including duct
penetrations, in this wall must be one-hour fire rated assemblies, with self
closing devices.
3. The west exterior building wall shall be of mInImUm one hour fire resistive
construction, with no openings, due to its proximity to the property line.
Plumbing Specialty Code
4. Clean all plumbing fixtures
5. Cap or remove all water lines not in use.
6. Cap inlets and outlets of grease trap.
7. Cap all drain lines not in use.
8. Check and maintain all floor drain trap primers.
Mechanical Specialty Code
9. Air test the gas line before reusing.
10. Clean all heating equipment before use.
Electrical Specialty Code
n. The existing wiring will require extensive repairs throughout the building to
restore the electrical .system to minimum Electrical Safety Code standards.
Coordinate necessary repairs with the City Electrical inspector.
12. All wiring within the service/repair area must be either in conduit, or
protected from the shop area by 5/8inch type X gypsum board or plaster
finish materials.
Permits will be required for items #2,3,6,7,9 and n, or any additional modifica-
tions you may desire which involve changes or additions to the structural,
electrical, mechanical or plumbing systems. Required permits may be obtained
from this office.
The above items are requirements for the existing construction only. Other
items such as parking, paving, site improvements, sidewalks, etc., have not been
addressed as part of this inspection, and may be necessary as part of the
required site plan review. Please contact the Planning Division for additional
information.
