Subject: Gateway EmX Platform - Final Site Inspection
Adam: Further to our site visit yesterday, this is a summary of the Final Site Inspection conducted for the Gateway EmX
Transit Platform located at Gateway Mall, The site visit was mostly satisfactory, and Planning does not object to LTD
obtaining necessary authorization for commencing operations at the new transit platform,
The following items require follow-up and, as noted in #1 below, further inspections to verify completeness:
1. At the time of the inspection, the existing Gateway Mall transit platform has not been removed and replaced
with parking spaces and landscaping island as depicted on the approved Final Site Plan. A fOllow-up inspection
will be required when the platform demolition and parking lot re-construction has been completed (possibly in
early July). Please contact me at 726-3784 (direct) to schedule the follow-up inspection.
2. During the Final Site Inspection, staff observed that the contractor's site plans contain a landscaping addendum
for the .transit platform that differs from the approved Final Site Plan on file with the City, At least two of the
areas depicted as landscaping on the approved Final Site Plan have been removed and replaced with concrete
walking surfaces (see example in attached picture "as-built changes to station lands~aping.jpg"). Because of the
discrepancy, the as-built landscaping plan for the transit platform must be provided to the City for the project
file,
3. During the Final Site Inspection, staff observed that some ofthe plant materials installed along the covered
. pedestrian walkway were in poor condition and do not qualify as 5-gallOn shrubs as described in the planting
schedule on Sheet L2.2. Accordingly, these plants do not meet the landscaping requirements of the approved
Final Site Plan. Staff advise that removal and replacement with appropriate nursery stock of the same variety is
required. Pictures of some of the subject shrubs have been attached foryour review ("plant materials 1-4.jpg").
4. During the Final Site Inspection, staff observed that one or more shrubs appear to have been removed from a
parking lot island near the mall entrance, A picture of the subject area is attached for reference ("plant material
missing.jpg"). There is evidence of recent activity in the landscaping island, including footprints and disturbed
ground, It is possible that plant material was removed due to mortality, or even theft. In any event,
replacement ofthe missing plant material(s) with appropriate shrubs will be required.
The items noted in #2-4 above do not require a follow-up inspection unless specifically requested by the applicant.
