OR 97477 (503) 726-3753 Subject: 4350 Main Street, Springfield, Oregon ~ " April 24, 1989 A maintenance inspection was conducted on 4-21-89. The site is in conformance with the City's Minimum Development Standards, however, some upgrading of the existing site is required through the Maintenance Inspection process. The following items need to be addressed: 1. The landscape strip in the front needs to be upgraded. The following shall be installed: 3 street trees shall be installed @ 30' on center. Trees shall conform with the approved street tree list and shall be a minimum of 6' in height. The weeds shall be removed and grass shall be installed around the trees or shrubs shall be installed (a minimum of 10 shrubs,S gallon or larger). 2. Trash receptacles shall be screened by fence or masonry wall. 3. The parking lot shall be re-striped where the paint has worn and faded. 4. No cars shall be parked off the paved surface. A fence or other approved barrier shall be provided to keep vehicles from parking on unpaved surfaces. 5. Contact Diane DeBey if new signs are going to be installed to obtain permit information. 6. All activities associated with automotive and truck repair and service, with the exception of maintenance activities such as pumping gas or changing tires, shall take place within a building constructed to ensure that noise or odor do not disturb the normal operation or tranquility of neighboring residential, commercial, campus industrial or public land uses. Storage of vehicles to be repaired shall be screened by a sight-obscuring fence. Cindie Harmon Planning Technician
