Subject: Land Use Compatibility Statement for a Change of Use at 4343 Main Street, Map and'
Tax Lot Number 17-02-32 31-04001
Dear Craig:
I am responding to your inquiry regarding a change in use at the above-referenced location. A
change in use of a building requires a Minimum Development Standards Application unless it is
determined the building is currently in compliance with SDC 31.0 I 0(4). Per our conversations
and a site visit conducted on September 17th, it has been determined a change in use of this
building will not require a Minimum Development Standards Application.
The proposed business is a used sporting goods store. This is located in the front portion of an
existing industrial warehouse building, The zoning designation for the site is Light-Medium
Indusirial which allows for Warehouse-Commercial use where less than 50 per cent of the
structure is used for combined retail and office floor space (SDC 20.100(2)). The site meets the
,requirements of the Springfield Development Code (SDC 31,0 I 0(4)) as follows:
1. A five-foot landscaped planter strip with two street trees is installed along the site's
. Main Sti'eet frontage.
2, The trash receptacles are screened from the public,
3, A bicycle rack is provided.
4. The parking and circulation areas are paved and striped.
5. Access to Main Street is provided.
6. Concrete sidewalks on Main Street are installed.
7. Streetlights are installed.
8. Connection to public utilities is provided.
